KL Sentral
KL Sentral is the station city built around Malaysia's rail hub, finished in the 2000s. Q Sentral is the tall tower over the station, Plaza Sentral and Menara Shell line the square, and Nu Sentral mall joins the district to the Muzium Negara MRT station by a covered linkway.
The centres we price also include 1 Sentrum, Menara Southpoint and the WeWork floors in Mercu 2, among others. Whatever your team needs, we can show you a few side by side.
KL Sentral is the easiest office address in Malaysia to reach. The Kelana Jaya LRT, the KTM lines, the Monorail and the KLIA Ekspres all stop inside the district, and the Kajang MRT is one covered walkway away at Muzium Negara. The KLIA Ekspres reaches the airport in 28 minutes, and the airline check-in counters at the station take the luggage first.
KL Sentral suits a team that commutes from everywhere. Five rail lines meet here, so staff from any corner of the Klang Valley arrive without a car.
It suits a team that flies. The airport is 28 minutes away and the bags check in at the station.
It suits a company that wants a full building. Knight Frank put KL Sentral occupancy above 95 per cent at the end of 2025, the fullest office district in the city, so rooms here move quickly and the good towers hold their asking rents.
KL Sentral is a hub first and a neighbourhood second. The station crowds move through at peak hours, construction around the district is constant, and the streets empty faster than Bangsar or the city centre after dark. The trade is the best-connected address in the country.
Checked October 2026. A serviced office in KL Sentral runs from about RM 500 per person a month at Compass Offices in Menara AIA Sentral to about RM 1,400 at Common Ground in Q Sentral. A coworking desk starts from RM 209 a month at the Regus centres.
Prices vary between buildings, even inside the same station quarter. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
KL Sentral sits between the city centre and Bangsar. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
KLCC & Jalan Sultan Ismail | 30 | RM 890 | RM 530 | The landmark address |
Bangsar South | 28 | RM 920 | RM 590 | The business campus |
Petaling Jaya & Selangor | 23 | RM 820 | RM 510 | The mature business parks |
Each district has its own character. Office space in KLCC is the landmark address 15 minutes up the LRT. Office space in Bangsar South is the campus two stops south. Office space in Mid Valley sits one KTM stop away. All averages from Nextspace's own listings on 3 October 2026.
Greater KL's office market is a tenant's market in 2026, with one exception. JLL put citywide vacancy at 14.8 per cent in the second quarter of 2026 and improving, but Knight Frank measured KL Sentral at about RM 6.41 per square foot with occupancy near 95.5 per cent at the end of 2025, the tightest submarket in the city. Connectivity is filling these buildings faster than anywhere else in KL, so negotiate early and negotiate on term and fit out rather than waiting for a fall.
The centres we price in KL Sentral ask between RM 500 and RM 1,400 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.

Yes. Coworking space in KL Sentral includes Co-labs in Nu Sentral mall, WORQ in Menara Shell and 1 Sentrum, and Common Ground in Q Sentral, and every centre also has private offices, so a team can start on desks and take a room later.
28 minutes on the KLIA Ekspres, with trains every 15 to 20 minutes at peak. The station also has airline check-in counters for the early flights.
The Kelana Jaya LRT, the KTM Komuter and ETS lines, the KLIA Ekspres and KLIA Transit, and the Monorail. The Kajang MRT line is one covered walkway away at Muzium Negara station.
On headline rent, yes. Knight Frank put KL Sentral Grade A at about RM 6.41 per square foot against RM 7.37 in KLCC at the end of 2025. KL Sentral's buildings run fuller, so expect less negotiating room. We can show you both districts in one trip.
Nothing. Nextspace is an office broker in Kuala Lumpur. We show what each centre asks, negotiate the rent you sign, and are paid by the operator when a deal completes, so the search costs you nothing.
