A private office in a Hong Kong business centre costs about HK$5,000 per desk a month, with most quotes falling between HK$4,000 and HK$6,500. That figure comes from 3,650 real quotes we prepared for Hong Kong companies between January 2025 and July 2026, not from public rack rates. Across the city a 1 to 2 desk suite is typically HK$10,000 a month, a 3 to 5 desk office around HK$18,000, and a 6 to 10 desk office around HK$39,000. District moves that number more than anything else: Central runs about HK$6,750 per desk, Kwun Tong about HK$3,020. Nextspace is Hong Kong’s free office broker, and below is what drives the number, what the headline price leaves out, and where the room to negotiate sits.
What a business centre costs, by team size
| Team size | Typical (median) | Middle 50% of quotes |
|---|---|---|
| 1 to 2 desks | HK$10,000 / month | HK$7,110 to 13,500 |
| 3 to 5 desks | HK$18,000 / month | HK$14,500 to 24,370 |
| 6 to 10 desks | HK$39,000 / month | HK$28,170 to 51,000 |
| 11+ desks | HK$73,500 / month | HK$55,000 to 115,000 |
Read the per-desk rate down the list and it falls as the team grows: a two-person suite costs more per head than a ten-person one, because business centres price in volume.
District moves the bill more than any other single factor. These are the seven districts where we hold enough quotes to publish a figure.
| District | Quotes | Per desk / month | 3 to 5 desk office |
|---|---|---|---|
| Central | 1,468 | HK$6,750 | HK$24,750 |
| Admiralty | 157 | HK$5,540 | HK$21,000 |
| Tsim Sha Tsui | 218 | HK$5,100 | HK$16,800 |
| Sheung Wan | 297 | HK$4,750 | HK$17,750 |
| Causeway Bay | 721 | HK$4,500 | HK$17,000 |
| Wan Chai | 326 | HK$4,010 | HK$15,600 |
| Kwun Tong | 177 | HK$3,020 | HK$11,580 |
Central carries the biggest premium in the city, and it is also where we hold the most data, so its figure is the most reliable of the seven. Kwun Tong, at the other end, prices at roughly 55% below Central for the same desk count, usually in newer buildings. Districts not listed here had too few quotes to publish honestly.
What the from price leaves out
The advertised rate is rarely your first invoice. Before you compare two centres, check for a deposit (typically around two months), a one-off setup fee, meeting-room overage beyond the included credits, and extras like parking or after-hours air-conditioning.
District is the biggest lever on the price. Central sits at the top of the market at about HK$6,750 per desk, with Admiralty close behind at HK$5,540. Cross the harbour to Kwun Tong, Kowloon East’s second business district, and the same desk runs about HK$3,020, roughly 55% less, often in newer buildings. Even staying on the island, Wan Chai at HK$4,010 and Causeway Bay at HK$4,500 cost around a third less than Central. If the address is not part of your pitch, looking one district out is the fastest way to cut the bill without cutting quality.

Frequently asked questions
How much does a business centre cost in Hong Kong per month?
About HK$5,000 per desk a month across Hong Kong (middle 50% HK$4,000 to 6,500), from 3,650 real quotes. A 1 to 2 desk suite is typically HK$10,000; a 6 to 10 desk office around HK$39,000. Central is the most expensive district at about HK$6,750 per desk; Kwun Tong the cheapest we can report, at about HK$3,020.
Are there hidden costs?
Watch for a deposit (around two months), a one-off setup fee, and meeting-room overage beyond the included credits. A like-for-like comparison lines up the inclusions, not just the headline rate.
Which is the cheapest area for a business centre in Hong Kong?
Kwun Tong, in Kowloon East, is the most cost-effective district we hold robust data for, at about HK$3,020 per desk a month, roughly 55% below Central. Wan Chai (HK$4,010) and Causeway Bay (HK$4,500) sit in between. Central (HK$6,750) and Admiralty (HK$5,540) are the most expensive.
Can I negotiate the rate?
Often yes, on term length, timing, and inclusions. A single company enquiring cold pays close to the rack rate; a broker who places dozens of teams a month negotiates against the current floor, which is what we do, free.
