Tanjong Pagar
Guoco Tower has been the tallest building in Singapore since 2016, at 290 metres, and Tanjong Pagar station is built into its base, so the commute ends indoors. Frasers Tower and CapitaSky are the other recent towers near the station.
Between the towers, the streets are older. Duxton Road, Tras Street and Bukit Pasoh hold rows of restored shophouses filled with restaurants and bars, and Everton Park at the western edge has cafes on the ground floors. Lunch runs from Amoy Street Food Centre to the restaurants of Duxton Hill.
International Plaza sits right on the station and shows the district's range in one address, with offices from S$397 to S$1,500 per person for a team of four. The centres we price include 18 Robinson Road, 60 Anson Road, 99 Duxton Road and Central Plaza toward Tiong Bahru, among others. Tell us what your team needs and we will line up viewings across the district.
Rates verified 2 October 2026.
Tanjong Pagar station, EW15, is on the East West line and has been open since 1987. Its concourse joins Guoco Tower and the Tanjong Pagar Xchange shops underground, so you can get from the platform to your desk without going outside. International Plaza and the towers along Anson Road and Robinson Road are within a few minutes of the exits.
Maxwell station on the Thomson East Coast line is the better stop for the shophouse streets around Duxton Road, and Outram Park, one stop west, adds the North East line. The airport is about 40 minutes away, with one change at Tanah Merah.
Tanjong Pagar suits a team that wants the CBD with somewhere to take clients after work. The shophouse streets around Duxton Road and Tras Street hold some of the city's best restaurants, and dinner walks from the office.
It suits a team that commutes from the east or the west. The East West line runs straight through, and the station sits inside Guoco Tower, so the last part of the journey is indoors.
It suits a growing team. Rooms and desks exist here at every size, and moving from a desk to a room usually means staying in the same building.
Price is worth checking before you visit. A serviced office here averages about S$725 per person a month for a team of four, in the middle of the CBD districts we price.
Tanjong Pagar works hard in the day and eats well at night, and the two do not always mix. The shophouse streets fill up at dinner, so booking ahead matters, and the tower streets go quiet once the offices close. New towers are still going up around the station, so some streets live with construction for now.
Checked 2 October 2026. In Tanjong Pagar and around it, a serviced office for a team of four averages about S$725 per person a month across the centres we price. A dedicated coworking desk averages about S$490, and a hot desk about S$350.
Prices move between buildings here, and even within a single one. At S$397 per person for a private office for four, JustCo in International Plaza is where the range starts, and Penguins Coworking, in the same International Plaza, tops it at S$1,500. One tower holds both ends of the range, which tells you what this district offers: choice. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Tanjong Pagar sits at the western edge of the CBD, with Chinatown to the north and Raffles Place and Marina Bay to the east. Averaged across the centres we price, the table gives the monthly cost per person for a private office for four.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Tanjong Pagar | 25 | S$725 | S$490 | Shophouse streets by the CBD |
Raffles Place | 34 | S$775 | S$530 | The original banking square |
Marina Bay | 7 | S$880 | S$490 | The newest towers on the water |
Chinatown | 11 | S$675 | S$560 | Heritage streets at the CBD edge |
Each district has its own pace. Office space in Raffles Place is the banking square next door. Office space in Marina Bay is newer and sits on the water. Office space in Chinatown shares the shophouse streets to the north. All averages from Nextspace's own listings on 2 October 2026.
Market reports put prime office rent in the CBD core at S$12.75 per square foot a month in the third quarter of 2026, up 2.0 per cent on the quarter, with Grade A vacancy down to 2.6 per cent, the lowest on record. In the Raffles Place and Marina Bay precinct next door, prime rent averaged S$11.87 per square foot, up 1.5 per cent on the quarter. No new CBD towers are expected before 2028, so landlords are holding their asking rents. Negotiating the room, the term and the fit out beats waiting for rents to fall.
