    The honest comparison

Coworking and office prices by district

Here is what workspace actually costs in Singapore right now, by district, from the listings we currently cover: hot desk, dedicated desk and private office. The CBD (Raffles Place, Marina Bay) and Orchard sit at the top; Holland V and the fringe run cheaper for similar quality. Figures are median asking rates per desk, per month, in SGD.

A hot desk runs a median of about SGD 300 a month, a dedicated desk about SGD 600, and a private office about SGD 820. What you actually pay depends on term length and availability, which is what we negotiate for you.

    ★★★★★

“Great service, they're super on top of all communications and I got a good discount at the end with a coworking space. Highly recommend you contact the spaces via them instead of negotiating with the space directly.”

    ★★★★★

“Great experience with Nextspace and in particular Bastien. Had been looking for a space for a while and he introduced a couple of places after listening to my needs, and one of them was exactly what I was looking for.”

    Charly D., via Google
    ★★★★★

“Found Nextspace via a Google search and got a very prompt response from Bastien. He asked about my needs and budget and within a day or two compiled a selection of suggested properties, then his team supported me through the site visits and contract negotiation. I'm now happily writing this from the new office they helped me find.”

Coworking pricing, districts and desk types

From the listings we cover, a hot desk runs a median of about SGD 300 a month and a dedicated desk about SGD 600. The CBD (Raffles Place, Marina Bay) and Orchard are dearest; Holland V and the fringe run lower. Nextspace negotiates the rate the operator will actually agree to, so ask for a current quote.

A hot desk is any free seat in the shared coworking area, taken by the day or month. A dedicated desk is a fixed seat that stays yours, with lockable storage. Hot desks suit solo founders and part-time use; dedicated desks suit anyone in four or five days a week.

The CBD (Raffles Place, Marina Bay, Tanjong Pagar) gives you the prestige address; Orchard and Clarke Quay are central and well-connected; Holland V and the fringe are more cost-effective. We cover coworking across every Singapore district, so tell us where you want to be.

The lowest hot-desk rates are usually outside the core CBD, from about SGD 280 a month. Send us your budget and we will find the best workspace at that number.

No. Coworking operators rent to individuals and foreign companies. If you need an ACRA-compatible registered address, many operators offer it as an add-on, and we can flag which ones.

Yes. We are paid by the operator only when you move in. You pay nothing, whatever you decide.
