Holland Village
Holland Village is a dining quarter first. Lorong Mambong is a pedestrian strip of restaurants with the hawker centre on it, Lorong Liput carries the cafes, and Chip Bee Gardens, eight minutes on foot, holds a second row of bakeries and coffee shops along Jalan Merah Saga. One Holland Village, the neighbourhood mall, is five minutes from the station.
ABM Building is the centre we price here, and The Vortex runs its coworking floors and private rooms. It suits a small team that wants the neighbourhood rather than a tower.
One-north, the research and business park, is two stops down the Circle line, so the district works for teams with clients or colleagues there, among other reasons to look.
Rates verified 2 October 2026.
Holland Village station is on the Circle line, code CC21. Take Exit B and Lorong Mambong is about 200 metres ahead. Exit A leads to Holland Road and the walk toward Chip Bee Gardens.
Buona Vista is one stop away and joins the Circle line to the East West line. For the airport, ride one stop to Buona Vista, change to the East West line, and change again at Tanah Merah.
Holland Village suits a small team that eats out. Lunch is a hawker centre or a restaurant strip, and dinner and drinks are the same streets after dark.
It suits a team that hosts informally. Client coffees and evening meetings have two streets of venues within a few minutes of the office.
It suits a team whose people live along the Circle line, which loops through one-north, the Botanic Gardens and the city fringe.
Price first, before you visit. A private office for four asks S$800 per person a month, above every district we price outside the city.
Holland Village is a dining street first and an office address second. Evenings are busy, weekends are busier, and parking is tight. Teams take the energy of the place and accept the crowds.
Checked 2 October 2026. The centre we price in Holland Village is The Vortex in ABM Building, so its rates are the picture today. A private office for four there asks S$800 per person a month, a dedicated desk asks S$450, and a hot desk S$200.
That puts Holland Village at the top of the districts we price outside the city, and the rate buys a setting no tower district matches: restaurants on two streets, a hawker centre and the cafes of Chip Bee Gardens within a short walk. Tell us your team size and we will walk you through The Vortex and talk through what the room should cost.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Holland Village sits on the Circle line between the city fringe and the west, with Orchard to the east and Jurong East further out. Each figure below is the monthly rate for one person in a private office for four, averaged from the centres we price.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Holland Village | 1 | S$800 | S$450 | Restaurant streets on the Circle line |
Orchard | 17 | S$645 | S$490 | Singapore's shopping mile |
Jurong East | 2 | S$635 | S$500 | The west's regional centre at the interchange |
Paya Lebar | 1 | S$760 | S$600 | A newer hub on two MRT lines |
Each district works differently. Office space in Orchard puts a team on the shopping mile with three MRT lines. Office space in Jurong East sits on the western interchange with three malls joined to the station. Office space in Paya Lebar is the east's newer hub on two lines. All averages from Nextspace's own listings on 2 October 2026.
