Marina Bay
Every building here is recent, because the land is. Marina Bay was reclaimed from the sea, and the first big office towers, One Raffles Quay, opened in 2006. Marina Bay Financial Centre followed between 2010 and 2012, Asia Square in 2011 and 2013, and Marina One in 2017, with a garden courtyard at its heart. IOI Central Boulevard Towers finished in 2023 and is the newest Grade A office address in Singapore.
The district is built for visitors as much as workers. Marina Bay Sands and Gardens by the Bay sit next door, the waterfront promenade loops the whole bay, and the pavements are wide and sheltered.
The centres we price include Marina One East and West, both towers of Asia Square, One Fullerton by the Merlion, and the towers above, among others. Whatever the team size, we can line up several towers on one visit.
Rates verified 2 October 2026.
Three stations serve the bay. Downtown station on the Downtown line connects to MBFC and Marina One through the Marina Bay Link Mall, all underground and air conditioned. Bayfront station, on the Downtown and Circle lines, covers the Sands side. Marina Bay station, on the North South and Thomson East Coast lines, covers the south edge. Raffles Place is one walkway away, so the North South and East West lines are in reach too.
Marina Bay suits a firm that hosts clients. The bay view from these towers does half the talking in a first meeting.
It suits a team that wants the newest buildings. Lifts, floor plates and systems here are twenty years younger than the rest of the CBD, and it shows in daily use.
It suits a team on the Downtown line. The station sits under the district, and the Circle line at Bayfront covers the east and the west of the island.
Price is worth knowing before you look. A serviced office here averages about S$880 per person a month, the highest of the districts we price.
Everything here is new and planned, so there are no old streets to wander and lunch is mostly the malls under the towers. In the evening and on weekends the bay belongs to joggers, tourists and event crowds. Most firms take the view and the towers, and accept that the district was built for work first.
Checked 2 October 2026. For serviced offices, Marina Bay is the top of the districts we price, averaging about S$880 per person a month for a team of four. A dedicated coworking desk costs about S$490, and a hot desk about S$310.
Prices vary between towers. At the low end, Regus in Marina Bay Financial Centre Tower 3 asks S$683 per person for a private office for four; at the top, The Executive Centre in IOI Central Boulevard Towers asks S$1,702. Tell us your team size and we will put the towers side by side for you.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Marina Bay sits on the waterfront south of Raffles Place, with Tanjong Pagar to the west and City Hall to the north. The table averages our own listings to give the monthly price per person for a private office for four.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Marina Bay | 7 | S$880 | S$490 | The newest towers on the water |
Raffles Place | 34 | S$775 | S$530 | The original banking square |
Tanjong Pagar | 25 | S$725 | S$490 | Shophouse streets by the CBD |
City Hall | 14 | S$630 | S$560 | The Civic District, with Suntec |
Each district has its own character. Office space in Raffles Place offers buildings of every age on the original banking square. Office space in Tanjong Pagar offers towers behind rows of shophouse restaurants. Office space near City Hall swaps the bay for the Civic District. All averages from Nextspace's own listings on 2 October 2026.
Market reports put prime office rent in Marina Bay and Raffles Place at S$11.87 per square foot a month in the third quarter of 2026, up 1.5 per cent on the quarter, with occupancy at 97.4 per cent. Marina Bay is the main driver of that demand, and the newest towers are close to full. Across the CBD, Grade A vacancy tightened to 2.6 per cent, the lowest on record, and no new office towers are expected before 2028, so landlords are holding their asking rents. The gains today come from negotiating the room, the term and the fit out, not from waiting for rents to fall.
The centres we price in Marina Bay ask between S$683 and S$1,702 per person a month for a team of four today. Tell us your team size and we will narrow it down to the towers that fit.
