In 2026 a private office in a Hong Kong business centre costs about HK$9,500 a month for one to two people, HK$18,000 for three to five, HK$36,900 for six to ten, and HK$71,500 for eleven to twenty. Those are median figures from 3,962 quotes Nextspace prepared for Hong Kong companies between January 2025 and September 2026, across 66 operators and 227 buildings. What an office costs by size, Hong Kong-wide
The spread inside each band is the real finding. A 3 to 5 person office is quoted anywhere between HK$14,500 and HK$24,372 in the middle half of the market, before you reach the outliers. Two companies of identical size, in the same month, in the same city, routinely sign 68% apart. Building, floor and timing explain most of it.
Why we price by the office, not by the desk
Almost every published Hong Kong price is a per-desk rate, and it is the wrong unit for a company that is actually moving. You do not rent five desks. You rent a lockable room with a door, and that room is priced as a room: its size, its floor, its window line, and how badly the operator wants it filled this quarter.
Per-desk maths also hides the thing that costs you money. Our own book shows the per-desk rate is close to flat across sizes: HK$5,500 for a 1 to 2 person office, HK$4,776 at 3 to 5, HK$5,052 at 6 to 10, and HK$5,125 at 11 to 20. Getting bigger does not buy you a discount, which is exactly why the negotiation, not the headcount, is where the money is.

What it costs by district
Central is the most expensive square foot in the city and also where we hold the most data, so its figure is the most reliable in the table. A 3 to 5 person office in Kwun Tong costs 51% less than the same office in Central, and in Lai Chi Kok 63% less. Whether that trade is worth taking is a commute question, not a price question.
How much space you actually need
Across 2,078 quoted offices the median works out at 29 sq ft a person, with the middle 50% between 25.6 and 33.3, and the 10th to 90th percentile spanning 23 to 40.
Below about 23 sq ft a head the room is tight enough that you should stand in it before signing. Above 40 you are paying for space you will not use, unless the room shape forced it.
Prices are rising again, and 2026 is the turn
For most of the last six years Hong Kong office pricing moved one way. That has changed, and it shows up in two places at once.
In our own book. Holding size bands constant, the rate we quote per square foot rose year on year in every band: 1 to 2 person offices from HK$147 to HK$190/sq ft, 3 to 5 from 155 to 169, 6 to 10 from 169 to 179, and 11 or more from 142 to 183. Part of that is which buildings we happened to quote, so read it as direction, not as an index.
In the wider market. Grade A office rents rose 2.0% quarter on quarter and 3.5% year to date in Q2 2026, reversing the declines of late 2025, with new leasing at 1.6 million sq ft, the strongest quarter since 2022, and citywide vacancy easing to 16.2%. JLL, measuring a different basket, put Grade A vacancy at 12.8% in July, a 31-month low, and raised its 2026 forecast for Central to 10 to 15% rental growth. Published vacancy figures use different baskets, so read the direction rather than the decimal.
Grade A is not the flexible market, and a business centre price does not track a lease rent one for one. But operators buy their floors in that market. When Grade A rents and occupancy rise together, flexible pricing follows within a few quarters, and the first thing to move is the renewal offer on the room you are already sitting in.
What the advertised price leaves out
- A deposit, typically around two months, held for the term.
- A one-off setup fee covering access cards, IT provisioning and signage.
- Meeting-room overage once the included credits are gone.
- After-hours air conditioning, billed by the hour in most Grade A buildings.
- The renewal, where the number you negotiated in year one quietly resets.
