What this covers

Traditional space, without the traditional search

A traditional office is a direct lease with the building owner. You take the floor bare or partly fitted, you fit it out to your own plan, and you sign for two or three years or longer. Nothing is included: no reception, no cleaning, no furniture, no internet. What you get instead is the whole floor at the building's own rate, your own name at the lift lobby, and a cost per person that falls the bigger the team gets.

The reason it is hard to shop for is that none of it is published. Landlords quote on request, the asking rent is rarely the agreed rent, and the incentives sit in the parts nobody advertises: the rent-free period, the fit-out contribution, the break clause. Two identical floors in the same tower can land three months of free rent apart.

Questions about traditional office space

How much does traditional office space cost in Hong Kong?

It is quoted per square foot per month on lettable area, and it moves by building and by floor, not just by district. On top of the rent you carry management fees, government rates, your own utilities and the fit-out. A useful rule is that the all-in monthly cost per person on a lease only beats a serviced office once you are past roughly twenty people, and the gap widens from there.

We price your actual requirement rather than quote an average, because the incentives are where the real difference sits.

How long does it take to move in?

Three to six months in most cases. Finding and agreeing the floor is the quick part, usually four to six weeks. The fit-out is what takes the time, along with the landlord approvals that go with it. If you need to be in sooner, a serviced office covers the gap and we can run both in parallel.

What is a rent-free period, and how much should I get?

It is the months at the start of the lease where you pay no rent, meant to cover your fit-out. It is negotiated, not published, and it moves with how much space the landlord has standing empty. Two identical floors in the same tower can land three months apart on this alone, which is why we put your requirement to every building at once.

Do I need an agent if I already know the building I want?

You still need someone quoting the rest of the market, because that is what sets the number the landlord will actually agree to. It also costs you nothing to have us do it: the fee is paid on the other side, and your rent does not go up because we are in it.

Is Nextspace free?
