Office space in Causeway Bay, Hong Kong

Causeway Bay is the shopping district with a full office market stacked on top of it. One landlord shapes most of that market: Hysan Development owns 2.4 million square feet of offices here, including Hysan Place, which sits directly over the station, and Lee Garden One at 33 Hysan Avenue, which holds three operators under one roof.

Times Square at 1 Matheson Street opened in 1994 on the site of the old tram depot, two office towers on a fifteen floor mall. Away from the malls the offices ring the shopping streets, like Tower 535 at 535 Jaffe Road.

Sogo opened here in 1985, and Japanese retail is still part of the streets. Yee Wo Street carries the trams, Russell Street and Jardine's Bazaar are shops at ground level, and Victoria Park starts 400 metres east. What the district does not have is a quiet street.

Causeway Bay station is on the Island line, one stop from Wan Chai and three from Central. Hysan Place is 60 metres from the exits, the shortest walk in the district, and eleven of the sixteen centres are within 300 metres. The long walk is 25 Tung Lo Wan Road at 660 metres, about eight minutes on foot.

Most of those walks run through the malls, so you stay under cover. The district is Island line only, so anyone arriving from Kowloon changes at Admiralty or Central. For the airport, ride three stops to Central and take the subway to Hong Kong station, where you can check in before boarding.

Price is the headline benefit: the joint lowest average rent on the Island, without leaving the Island line. One person starts at HK$3,000 and the district tops out at HK$6,000, so costs stay predictable as you grow.

Customers are the second. If you sell to consumers, the shops you sell into are downstairs, and the buying and marketing teams of the brands sit in the towers around you.

The street is the first trade. This is the busiest retail district in Hong Kong, the pavements are full at lunch and all weekend, and your clients arrive through the crowd. Walk the last hundred metres at the time your visitors would, before you decide anything.

The second is the line. Island line only means a change of train for anyone based in Kowloon, twice a day. If that is your team, price the interchange at Admiralty alongside before you commit.

Wan Chai is one stop west. Twelve centres across three stations, with a room for four at around HK$15,584, about HK$2,100 more than here, and a direct train toward the mainland border from Exhibition Centre station.

Sheung Wan is four stops west. About the same money for four, at around HK$13,664, in a working district with smaller buildings and quieter streets.

Central is three stops west, at around HK$23,105 for the same room, about 70 per cent more than here. Admiralty sits between the two at around HK$16,000, and its interchange solves the Kowloon commute.

One stop east, Tin Hau is the quiet end of the district and opens at HK$2,497 for one person, the lowest on this stretch of the line.

Rents here are falling while Central's rise. Market reports put Causeway Bay prime office rent at HK$45.7 per square foot a month in June 2026, down 2.9% over the quarter and 7.1% over the year, with vacancy at 10.8%. Central asked HK$97.5 and was up 12.7% over the year.

Operators are expanding anyway. More than 200,000 square feet of coworking space was let on Hong Kong Island in the first half of 2026, and Causeway Bay took 40% of it, second only to Central. More space is coming: Lee Garden Eight at Caroline Hill Road, 1.1 million square feet from Hysan and Chinachem, completes in the third quarter of 2026.
