Office space in Wong Chuk Hang, Hong Kong

Wong Chuk Hang was a factory district until the railway arrived. The station opened on 28 December 2016 on an elevated deck over the Staunton Creek nullah, and it put the south side of the Island two stops from Admiralty for the first time. The galleries had started moving in even before that, drawn by warehouse floors and goods lifts, and there are now more than two dozen in the district.

The industrial names are still on the buildings. Derrick Industrial Building, Remex Centre, Vita Tower and Victory Factory Building were built for machines, so the floors are wide and the ceilings high.

Two buildings are the newer kind. One Island South at 2 Heung Yip Road holds over 700,000 square feet of Grade A space, and Lane Crawford runs its head office from it. AXA Southside on Wong Chuk Hang Road is the other.

Wong Chuk Hang station is on the South Island line. Admiralty is two stops north through Ocean Park, and Admiralty is where four MTR lines meet, so one change reaches most of Hong Kong.

Metro Workspace at Remex Centre is 140 metres from the station, Spaces at AXA Southside is 200 metres and HK Works at Derrick Industrial Building is 220. Heung Wah Building is the furthest at 640 metres, about eight minutes on foot.

Central is three stops away with one change at Admiralty. For the Airport Express, carry on from Central through the subway to Hong Kong station.

The room is the point here. Converted factory floors are wide and high, the goods lifts still work, and one person starts at around HK$2,300 against HK$3,000 in Central.

Storage can sit beside the office. Four of the seven centres are run by V-Workshop and Storage, which sells both in the same building, so stock or equipment does not need a second address somewhere else.

Living on the south side becomes easy. Aberdeen, Ap Lei Chau, Stanley and Repulse Bay are all a short bus ride away, and the South Island line handles the rest.

It is still an industrial district. Most arrivals are through a goods entrance rather than a polished lobby, and a client who judges a firm by its reception will notice. AXA Southside is the exception if that matters.

There is also only one railway. Everywhere beyond the South Island line means a change at Admiralty, so cross harbour meetings always involve two trains.

Admiralty is two stops north, five buildings over the four line interchange. One person starts at HK$2,992 there, and what the difference buys is the address and the walkway network.

Kwun Tong is the natural rival across the harbour. It opens lower at HK$1,354 for one person, but coworking goes the other way: HK$1,200 a month here against HK$2,000 there. Choose on which side of the harbour your staff live.

Central is three stops away with one change. One person starts at HK$3,000 there, and a room for four averages around HK$23,105, against HK$5,800 to HK$14,196 here.

The district's change has a date. Wong Chuk Hang station opened on 28 December 2016 and put Admiralty two stops away, and the offices followed the railway rather than the other way round.

Large tenants are still arriving. In the second quarter of 2026 the Belgian software firm Odoo took 37,344 square feet at One Island South, among the six biggest office lettings in Hong Kong that quarter and the only one on the south side. Over the depot, the MTR Corporation is building 14 residential blocks with about 4,700 flats and a commercial element, which will add residents and shops to the district over the coming years.
