Office space in Sheung Wan, Hong Kong

Sheung Wan is the working end of the Central business district. The buildings are smaller and older than the towers one stop east, and the rents are lower for it. Rooms here are compact: an office for four is usually 85 to 150 sq ft.

Infinitus Plaza at 199 Des Voeux Road Central is the exception, a 38 storey Grade A tower directly over the station. The rest are solid older blocks like Wing On Centre on Connaught Road Central, Sun House on Des Voeux Road Central and Nam Wo Hong Building on Wing Lok Street.

The streets keep their old trades. Bonham Strand and Wing Lok Street still hold the Nam Pak Hong houses dealing in ginseng, dried seafood and herbal medicine, as they have since the nineteenth century. Man Wa Lane is the seal carvers' street. Uphill, Hollywood Road is antiques, galleries and cafes.

Sheung Wan station is on the Island line, and every centre here is within 520 metres of it. Tung Hip Commercial Building is 70 metres from the exit, Wing On Centre is 110 and Infinitus Plaza is 210. Central is one stop east and Admiralty is two.

For the airport, Hong Kong station is walkable from the eastern end of the district, about 520 metres from Nan Fung Tower. The Airport Express runs from there in 24 minutes, with in-town check-in before you board.

The price position does a lot of work here. Market reports put Sheung Wan rent at HK$48.8 per square foot in June 2026 against HK$97.5 in Central, so the Island address costs about half as much one stop west.

Central stays close enough to use. A meeting there is one stop on the train or a ten to fifteen minute walk along Des Voeux Road, so clients and bankers never feel far away.

It also suits a small team that wants simple terms. Rooms rent on a three month minimum term, furnished, with reception, cleaning, utilities and wifi folded into one monthly figure.

The buildings are the honest drawback. Most are older blocks where the lobby, the lift wait and the air conditioning hours vary from one address to the next, so view the building at nine in the morning, not two in the afternoon.

Scale is the second limit. Many rooms here top out around a dozen desks, so a team past ten people will run out of options inside the district and should price Wan Chai or Central alongside.

Central is one stop east and the benchmark for the whole Island. A room for four is around HK$23,105 there against about HK$13,664 here, and one person starts at HK$3,000 against HK$2,400 here.

Admiralty is two stops east, five buildings over the harbour interchange. It asks roughly 15 per cent more than Sheung Wan for a four person office, and one person starts at HK$2,992.

Wan Chai is three stops east, with bigger buildings and the convention centre. It costs more than Sheung Wan for four people and less for ten, so it enters the picture as headcount grows. One person from HK$2,950.

Causeway Bay sits at roughly the same rent for a small office, but it is a retail district with late hours where Sheung Wan is a working one. Choose on the street, not the rent.

Market reports put Sheung Wan net effective rent at HK$48.8 per square foot a month in June 2026, up 1.0% over the quarter and 0.2% over the year, with vacancy at 10.0%. Central asked HK$97.5 on the same date and was up 12.7% over the year.

Hong Kong Island rents rose 5.5% over the year to June 2026, the first annual growth since the second half of 2021. Sheung Wan has taken almost none of that rise, so its gap against Central is at its widest.
