Office space in Quarry Bay, Hong Kong

Quarry Bay is a Swire estate that used to make sugar. The Taikoo Sugar Refinery opened here in 1884 and ran until 1972. Tong Chong Street is named after that factory, and it is now the street people come to for dinner.

What replaced the refinery is Taikoo Place, and a Quarry Bay office usually means an address inside it. Blueprint is at Taikoo Place itself, The Executive Centre is at One Island East, 69 storeys finished in 2008, and Industrious is at One Taikoo Place, finished in 2018.

Outside the estate, K11 Atelier stands at 728 King's Road on the western edge. King's Road is the main road and carries the trams, and Westlands Road runs off it towards the harbour.

Two stations serve the district. Quarry Bay station is the interchange between the Island line and the Tseung Kwan O line, so Central and East Kowloon are both reached without a change. Tai Koo station, one stop east, serves the eastern half of Taikoo Place.

The walks are the longest of any district we cover: every building sits 430 to 520 metres from a station. PCCW Tower is 430 metres from Quarry Bay station and Eastern Harbour Centre is 520. The walk is flat, it runs along King's Road, and Taikoo Place has its own covered network once you are inside it. The buildings sit close together, so one viewing trip covers several.

Space to grow is the first benefit. Above twenty people this district has the most choice on the Island, with three rooms for thirty, three for twenty and three for fifteen.

Price is the second. Market reports put Quarry Bay rent at HK$36.6 per square foot a month in June 2026, against HK$97.5 in Central, so the same money rents a much larger floor here.

The commute is the third, for teams split across the harbour. Quarry Bay station carries the Tseung Kwan O line as well as the Island line, so staff from Tseung Kwan O and Yau Tong arrive without changing trains.

The walk is the first trade, and it is real. No building is closer than 430 metres to a station, in a district built around a business park rather than a high street. Do the walk once at the hour you would actually arrive.

The second is the small end. There is one room for one person and three for two, so a founder usually starts on a coworking floor and takes a room later. That path works here because the same buildings run all the way to thirty.

Wan Chai is three stops west. The money for a room for four is level, around HK$15,584 there against HK$15,086 here, but the shape is opposite: thirteen buildings and short walks there, seven buildings and big floors here.

Central is five stops west. Around HK$23,105 for the same room, about half as much again, buying the famous address and the Airport Express.

North Point is one stop west of Quarry Bay station. A single tower, AIA Tower, with one person at HK$6,400 and a suite for thirty at HK$98,000, below the HK$120,000 to HK$205,000 asked here.

Causeway Bay is three stops west, at around HK$13,480 for four. It costs less at that size and matches Quarry Bay for rooms of thirty, but the walks are short and the street is retail.

Rents are soft while the big names move in. Market reports put Quarry Bay's net effective rent at HK$36.6 per square foot a month in June 2026, flat over the quarter and down 7.4% over the year, with vacancy at 11.4%. In the same quarter, Prudential Hong Kong took 54,873 square feet at One Taikoo Place and Allianz took 29,562, two of the six largest office deals in Hong Kong.

The shape of what is available favours bigger teams. There are five rooms priced for four people but three each for fifteen, twenty and thirty, the reverse of most districts. The rate per foot falls as the room grows, from about HK$134 at four people to about HK$121 at thirty.
