Office space in Wan Chai, Hong Kong

Wan Chai is two office markets under one name. On the harbour side, Gloucester Road and Harbour Road carry the Grade A towers. Central Plaza at 18 Harbour Road runs 78 storeys, and it was the tallest building in Asia from 1992 to 1996. Great Eagle Centre at 23 Harbour Road dates from 1983, with consulates on its floors. The convention centre opened at 1 Expo Drive in 1988, and its harbour wing followed in 1997.

Uphill, the streets get older and smaller. Hennessy Road and Johnston Road carry the trams, Lockhart Road is bars at street level, and the Star Street lanes behind Queen's Road East are where the district eats. The offices follow the same pattern, from 200 Hennessy Road on the tram road to Hopewell Centre at 183 Queen's Road East, 64 storeys and the first circular tower in Hong Kong.

Wan Chai has three stations, and the right one depends on the building. Wan Chai station on the Island line serves most of the district, with walks from 50 metres at On Hong Commercial Centre to 490 metres at Hopewell Centre.

Exhibition Centre station opened in May 2022 on the East Rail line and crosses the harbour to Hung Hom in five minutes. It serves the harbour side, with Great Eagle Centre 150 metres away. Two buildings at the western edge walk to Admiralty instead. If your team comes in from the New Territories, the Exhibition Centre buildings are a different commute from the rest.

For the airport, ride two stops west to Central and take the subway to Hong Kong station. The Airport Express takes 24 minutes from there, and you can check in for your flight before you board.

Choice is the first benefit. At three and four people there are eleven rooms priced at each size, more than in any Island district except Central, so several operators can quote the same brief in one afternoon.

The convention centre is the second. If your year runs through the fairs at 1 Expo Drive, every centre here is a walk away, and the Trade Development Council sits in Convention Plaza next door.

The mainland is the third. Exhibition Centre station is on the East Rail line, which runs north to the border crossings at Lo Wu and Lok Ma Chau.

Wan Chai is not one district, and that is the first trade. Three stations and two very different kinds of building mean a client given only the district name can arrive at the wrong end of it. Decide which station you want before you compare anything, because that choice removes a third of the options and makes the rest comparable.

The second is the top end. Above fifteen people the choice thins to one room for twenty at HK$66,000 and one for thirty at HK$148,000. If you are twelve now and hiring, work out what happens at twenty before you sign.

Admiralty is one stop west. Five buildings around the harbour interchange, all within 290 metres of the station, with one person from HK$2,992. Two Wan Chai buildings actually walk to Admiralty station, so where the two overlap, choose on the building rather than the postcode.

Causeway Bay is one stop east. The shopping district, with sixteen centres and a room for four at around HK$13,480, about HK$2,100 less than here. Island line only, so no direct train across the harbour.

Central is two stops west. The famous address, at around HK$23,105 for a room for four, about a third more than Wan Chai for the same size.

Across the harbour the prices fall further. Kwun Tong is the clearest example, at around HK$9,600 for a room for four.

Wan Chai is tightening because Central is full. Market reports put vacancy across Wan Chai and Causeway Bay at 9.8% at the end of May 2026, down 0.6 of a percentage point over the month and the lowest in ten months. Net take-up reached 98,600 square feet, the most since April 2024, and rents rose 0.3% over the month, with spillover from Central named as the cause.

The shape of what is available matters as much. The district is deep between three and twelve people, with eleven rooms priced at three and eleven at four. At the ends it is thin, with only three rooms for one person and one room each for twenty and thirty.
