What office space in the CBD costs

Checked 2 October 2026. Districts in the CBD average S$630 to S$880 per person a month for a serviced office, priced for a team of four. A dedicated coworking desk averages S$310 to S$560 a month. The spread is the buildings: City Hall and Telok Ayer sit at the lower end of the region, Marina Bay at the top, and every district in between has towers at several price levels.

All of these are asking prices. We negotiate the rent you sign, and the operator pays our fee. Tell us how big the team is and we will price the six districts against each other.

Each average is per person a month, offices priced for a team of four, taken from the centres we price. Three smaller districts stay live but off the menu: office space in Clarke Quay, whose listings appear on the Chinatown page, and office space in Tiong Bahru and office space in Harbourfront, whose listings appear on the Tanjong Pagar page. Figures come from Nextspace's own listings on 2 October 2026.

Who the CBD suits

The CBD suits a firm that meets clients in the financial district. Raffles Place, Marina Bay and Shenton Way are all within a short walk of each other, so a day of meetings costs no travel.

It suits a team that comes in from all over Singapore. Five MRT lines cross the district, and most of Singapore is one train ride away.

It suits a team that wants the address. Every building here carries a recognised business district name, and we can show you the full range across the six districts in one visit.

How much does office space in the CBD cost?

Across the districts we price, a serviced office averages S$630 to S$880 per person a month for a team of four, and a dedicated coworking desk averages S$310 to S$560. City Hall averages S$630 and Marina Bay S$880, with Raffles Place, Chinatown, Tanjong Pagar and Telok Ayer in between. These are asking prices, and we negotiate the one you sign.

Which districts are in the CBD?

The menu districts are Raffles Place, Marina Bay, Chinatown, Tanjong Pagar, City Hall and Telok Ayer. Clarke Quay, Tiong Bahru and Harbourfront keep their own pages for search, and their listings appear on the Chinatown and Tanjong Pagar pages.

Which MRT lines go to the CBD?

Five. The North South and East West lines stop at City Hall, Raffles Place and Tanjong Pagar, the Downtown line at Chinatown, Telok Ayer and Downtown, the Circle line at Promenade and Bayfront, and the Thomson East Coast line at Shenton Way and Marina Bay.

Is office space in the CBD more expensive than the city fringe?

On average, yes at the top end. City fringe districts average S$645 to S$750 per person for a team of four, while the CBD runs S$630 to S$880, so the lower CBD districts overlap with the fringe. The difference is the buildings rather than the map, and we can show you both regions in one trip.

What does Nextspace charge?

Nothing. Nextspace is an office broker in Singapore. We show what each centre asks, negotiate the rent you sign, and are paid by the operator when a deal completes, so the search costs you nothing.
