Chinatown
Most offices in Chinatown are in restored shophouses. The district was gazetted for conservation in 1989, so the streets stay low and the rooms stay compact. The Working Capitol at 1 Keong Saik Road runs through a row of joined shophouses, and The Working Capitol at 1A Club Street sits on a street that closes for outdoor dining on weekends.
There are towers too. WeWork at 22 Cross Street stands between Chinatown and Telok Ayer stations, and N9 Offices has rooms in Chinatown Point, the mall joined to Chinatown station by an underground walkway. On the river side, Spaces at Park Regis Tower and The Hive on Carpenter Street sit inside the old Clarke Quay warehouse district.
The centres we price include 1 Keong Saik Road, 22 Cross Street, 269 South Bridge Road, 37 Smith Street, Chinatown Point and the two riverside centres, among others. Tell us what your team needs and we will arrange the viewings.
Rates verified 2 October 2026.
Chinatown station is on the North East line and the Downtown line. Exit A comes up on Pagoda Street, and an underground exit runs straight into the basement of Chinatown Point. For the Cross Street side, Telok Ayer station on the Downtown line is one stop south and often closer.
The buildings at Clarke Quay sit by Clarke Quay station on the North East line, one stop north. The airport is about 35 minutes away, with one change at Expo.
Chinatown suits a team that wants the city centre without a tower lobby. The financial district is one or two stops away, and the office is a shophouse room with a food street outside.
It suits a team that eats lunch out. Maxwell Food Centre, Amoy Street Food Centre and Chinatown Complex are all a few minutes on foot, and the restaurants on Club Street and Keong Saik Road fill up at noon.
It suits a team that commutes from the north east or along the Downtown line. Both lines meet at Chinatown station.
Price is worth a look before you visit. Asking prices here run from S$479 to S$900 per person for the same team of four, so the choice of building matters more than the district.
Chinatown is a working neighbourhood and a visitor attraction at the same time. The streets around Pagoda Street fill with tourists from mid morning, and shophouse offices mean stairs, compact rooms and no grand lobby. Most teams take the food, the character and the location, and accept the crowds.
Checked 2 October 2026. A serviced office in Chinatown costs about S$675 per person a month on average for a team of four. A dedicated coworking desk costs about S$560, and a hot desk about S$415.
Asking prices differ a lot from building to building here. A private office for four starts at S$479 per person at N9 Offices at 37 Smith Street, and Industrious at 269 South Bridge Road asks S$900 at the top end. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Chinatown sits at the western edge of the financial district, with Raffles Place to the east, Tanjong Pagar to the south and City Hall across the river. The figures below show what one person pays a month for a private office for four, averaged from the centres we price.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Chinatown | 11 | S$675 | S$560 | Shophouse streets and hawker centres |
Raffles Place | 34 | S$775 | S$530 | The banking square next door |
Tanjong Pagar | 25 | S$725 | S$490 | Towers behind shophouse streets |
City Hall | 14 | S$630 | S$560 | The Civic District, with Suntec |
Each district has its own character. Office space in Raffles Place is a ten minute walk and moves the address into the banking towers. Office space in Tanjong Pagar has the same shophouse streets with newer towers mixed in. Office space near City Hall swaps the market streets for the Civic District. All averages from Nextspace's own listings on 2 October 2026.
Asking rents in the Chinatown and River Valley precinct averaged S$8.45 per square foot a month in September 2026, up 0.8 per cent from June, in a guide tracking three buildings in the precinct. The wider market is tighter. Core CBD Grade A rents reached S$12.75 per square foot a month in the third quarter of 2026, the strongest quarterly rise since 2022, and Grade A vacancy fell to 2.6 per cent. With little new supply before 2028, the room, the term and the fit out are where a better deal sits, not a fall in rents.
The centres we price in Chinatown ask between S$479 and S$900 per person a month for a team of four today, across shophouses, malls and towers a few minutes apart. Name your team size and we will point you to the two or three buildings worth a visit.
Before you enquire
A serviced office averages about S$675 per person a month for a team of four, across the centres we price in Chinatown and Clarke Quay. N9 Offices at 37 Smith Street asks S$479 at the low end, and Industrious at 269 South Bridge Road S$900 at the top. A coworking desk averages about S$560. Each of these figures is an asking price, and the rent you sign is settled in negotiation.
S$479 per person a month for a private office for four, at N9 Offices at 37 Smith Street, just off Pagoda Street. A hot desk starts at S$250 at The Working Capitol at 1 Keong Saik Road.
On average, yes. A team of four pays about S$675 per person in Chinatown against about S$775 in Raffles Place. The difference is the building stock: Raffles Place is all towers, while Chinatown mixes shophouses, malls and towers, so there is more variety in what a room looks like. We can take you through both districts in a single visit.
Chinatown station, on the North East and Downtown lines, with one exit on Pagoda Street and an underground link into Chinatown Point. Telok Ayer station on the Downtown line is closer for the Cross Street side, and Clarke Quay station covers the riverside buildings.
The district is a conservation area, so most offices are shophouse rooms rather than tower floors. The larger floor plates are in Chinatown Point, joined to the station, and in the tower at 22 Cross Street.
Yes. Dedicated desks average about S$560 a month across the centres we price, from S$309 at The Hive on Carpenter Street, and most centres also have private offices, so a team can start on desks and take a room in the same building later. See coworking space in Chinatown for the full list, or serviced offices in Chinatown for rooms of your own.
Nothing. Nextspace is an office broker in Singapore. We show what each centre asks, negotiate the rent you sign, and are paid by the operator when a deal completes, so the search costs you nothing.
