What office space in Jurong East costs

Jurong East, the business district the west is building

Jurong East is the centre of the Jurong Lake District, which the government plans as the largest business district outside the city centre. Westgate is the newer of the two buildings we price, a Grade A tower finished in 2014 that sits on top of the Westgate mall. JustCo runs the flexible floors inside it.

Vision Exchange stands at 2 Venture Drive, about five minutes from the station on the J-Walk, the covered walkway that links the malls, the hospital and the bus interchange. Regus takes up two floors, so it is the larger of the two centres for rooms and desks.

More of the district is still being built. The Jurong Region line arrives in 2028, and new office towers are planned around the station. Teams signing here now are early into that, among other reasons to look.

Rates verified 2 October 2026.

Getting to your Jurong East office by MRT

Jurong East station sits on the North South line and the East West line, codes NS1 and EW24, and it has been the western interchange since 1988. Westgate connects to the station through the J-Walk, so you can reach your desk without going outside. From 2028 the Jurong Region line joins as a third line.

The airport is on the same East West line, with one change at Tanah Merah. Raffles Place is a direct ride east, no changes.

Who Jurong East suits

Jurong East suits a team whose people live in the west. A large part of the island's housing sits on the two lines that meet here, and the commute runs against the morning crowd.

It suits a team that wants everything on the doorstep. Three malls, a public hospital and the regional library all connect to the station by walkway.

It suits a firm that wants a Grade A address outside the city. Westgate Tower is the standard here, and more towers are coming.

The price level is worth knowing before you come. A serviced office here averages about S$635 per person a month, mid table among the districts we price.

The tradeoff of an office in Jurong East

Jurong East is convenient rather than pretty. The walkways keep you dry, but lunch means mall food most days, and the Jurong Lake District building sites will be part of the view for years. Most teams take the shorter commute and accept the construction.
