Raffles Place
Most buildings in Raffles Place have a story. One Raffles Place opened in 1986, and at 280 metres it was the tallest building outside North America at the time. UOB Plaza followed in 1992, and UOB still has its head office there. The newest of the tall towers is Ocean Financial Centre, finished in 2011.
Before the banks, this was a shopping square. The shops moved to Orchard Road in the 1960s and 1970s. The banks moved in and never left.
The centres we price include Six Battery Road, Hong Leong Building, CapitaGreen and the waterfront towers, among others. Whatever your team needs, we can show you a few side by side.
Rates verified 2 October 2026.
Raffles Place station is on the North South line and the East West line, and you can change lines on the same platform. The station has thirteen exits, and most towers on this page are about 200 metres from one of them.
Two more stations are close by. Downtown and Telok Ayer are on the Downtown line, and Downtown station joins Raffles Place through an underground mall, so you can stay in the air conditioning. The airport is about 35 minutes away, with one change at Tanah Merah.
Raffles Place suits a firm that meets clients in person. The whole financial district is a ten minute walk, so a day of meetings costs no travel.
It suits a team that wants the Raffles Place address. Every building here carries it, and we can show you the full range in one visit.
It suits a team that commutes from all over the island. Two MRT lines cross here, and a third is one walkway away.
Price is the one thing to know before you come. A serviced office here averages about S$775 per person a month, at the top of the districts we price.
Raffles Place quiets down after office hours. Lunch is good, with two big hawker centres a few minutes away, but the shops close early and the streets empty after seven. On weekends the waterfront belongs to tourists. Most firms take the address and accept the quiet.

Raffles Place sits at the top of the financial district, with Marina Bay to the south, Tanjong Pagar to the west and City Hall to the north. The prices below are what one person pays a month in a private office for four, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |

Raffles Place | 34 | S$775 | S$530 | The original banking square |
Marina Bay | 7 | S$880 | S$490 | The newest towers on the water |
Tanjong Pagar | 25 | S$725 | S$490 | Shophouse streets by the CBD |
City Hall | 14 | S$630 | S$560 | The Civic District, with Suntec |
Each district has its own character. Office space in Marina Bay is newer and sits on the same waterfront. Office space in Tanjong Pagar has more restaurants and shophouse streets around it. Office space near City Hall swaps the financial address for the Civic District. All averages from Nextspace's own listings on 2 October 2026.
Market reports put prime office rent in Raffles Place and Marina Bay at S$11.87 per square foot a month in the third quarter of 2026, up 1.5 per cent on the quarter. Occupancy is 97.4 per cent, and Grade A vacancy across the CBD tightened to 2.6 per cent, the lowest on record. No new office towers are expected before 2028, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
