Bugis

What office space in Bugis costs

Bugis, from old market to office district

The tall side of Bugis is Beach Road. Duo Tower opened in 2018, designed by Ole Scheeren for a joint venture between the state investors of Singapore and Malaysia, and it connects directly into Bugis station. Gateway East and Gateway West are the twin trapezoid towers that I. M. Pei completed in 1990. Parkview Square followed in 2002 in an Art Deco style, and locals call it the Gotham building.

The mall side stands on the old market. Junction Towers rises above Bugis Junction, which opened in 1995 as Singapore's first glass-covered, air-conditioned shopping street, built inside conserved shophouses. The Bugis Street market across the road keeps the name of the street market cleared in the late 1980s. Kampong Glam starts a few minutes away on foot, with the Sultan Mosque of 1824 and the shop lanes of Haji Lane and Arab Street.

The district is still adding offices. Guoco Midtown on Beach Road, a S$2.4 billion development, brings a 30 storey Grade A tower next to South Beach, finished in 2016 to a Foster and Partners design. The centres we price include 30 Prinsep Street, 380 Jalan Besar and the Lazada One building in Bencoolen, among others. Tell us the size of your team and we will take you through several in one visit.

Getting to your Bugis office by MRT

Bugis station is an interchange on the East West line and the Downtown line, coded EW12 and DT14. The East West platforms opened in 1989, and the Downtown line platforms arrived in 2013. The station links straight into Bugis Junction, and most buildings on this page are within about five minutes of an exit.

The district has stations on every side: Rochor and Bencoolen on the Downtown line, and Lavender one stop east on the East West line. The airport is roughly 40 minutes away on the East West line, with one change at Tanah Merah.

Who Bugis suits

Bugis suits a team that travels in from every part of the island. Two MRT lines cross under the district, so most of Singapore is one train away.

It suits a team that wants the day to run on foot. Lunch is the mall, the market food court or the Kampong Glam lanes, all within minutes, and clients coming from town or from the east arrive at the same station your team uses.

It suits a team that expects to grow. Most centres here run desks and rooms under one roof, so you can move from a dedicated desk to a private office without changing address.

One thing to know before you come is the price. A private office for four averages about S$750 per person a month here, close to Raffles Place and above City Hall and Orchard.

The tradeoff of an office in Bugis

Bugis is busy from morning to night. The streets around the market and the mall stay crowded through lunch and into the weekend, and the walk from the station can slow to a shuffle on a Saturday. The Beach Road towers sit above it all, but the pavement level never really calms down.

What an office costs in Bugis

Checked 2 October 2026. For a team of four in Bugis, a serviced office averages about S$750 per person a month. A dedicated coworking desk costs about S$525, and a hot desk about S$450.

The spread across Bugis is wide, and most of it comes down to the building itself. The Workshop in Aperia on the Lavender side starts a private office for four at S$505 per person, and at the top end Industrious in Raffles Arcade asks S$1,570. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.

Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
