Bugis
Checked 2 October 2026. A serviced office in Bugis costs about S$750 per person a month on average for a team of four.
The range between buildings is wide, and it mostly follows the building itself. A private office for four runs from S$505 per person at The Workshop in Aperia on the Lavender side, and Industrious in Raffles Arcade asks S$1,570 at the top end. Send us your headcount and we will shortlist the rooms that match it, with the asking rent for each.
Every figure here is an asking price. Our service is free to you because the operator pays our fee, and we negotiate the rent before you sign.
Bugis centres bundle everything into one monthly figure: the room itself, desks and chairs, internet, utilities, cleaning and the front desk. Meeting rooms come with the package at most addresses, and a growing team can take adjoining rooms as one suite. The rooms arrive fitted, and there is no make-good bill when the term ends, so most teams are working within a fortnight or two of signing.
You can commit for as little as a month or as long as a year. A short term makes sense while you test the Bugis side of town, and committing for a full year is what usually unlocks the better rate.
The centres we price include Raffles Arcade, Duo Tower on Beach Road, and Junction Towers, Gateway West and 380 Jalan Besar among others. Each is a few minutes from Bugis, Rochor or Bencoolen station, and we can take you through several in one visit.
If a desk is enough for now, coworking space in Bugis runs from S$275 a month for a hot desk, and most centres let you move from a desk to a room in the same building later.
The East West and Downtown lines meet at Bugis station, the EW12 and DT14 interchange, which connects directly into Bugis Junction. For the serviced offices on the northern side of Bugis, Rochor and Bencoolen stations on the Downtown line are the closer stops.

About S$750 per person a month on average for a team of four, across the centres we price. Prices run from S$505 at The Workshop in Aperia to S$1,570 at Industrious in Raffles Arcade. Those figures are asking prices, and the rent you sign is the one we negotiate.
S$505 per person a month for a private office for four, at The Workshop in Aperia on the Lavender side, near the Downtown line.
Yes. Monthly terms are standard, and a 12 month agreement usually brings the monthly rate down. We can price both terms before you decide.
Rooms run from one person, and larger teams can join rooms into suites within the same centre. Tell us your team size and we will shortlist the rooms that fit.
A room suits a team that takes calls all day and wants its own door. In Bugis, one or two people who want to stay flexible usually take a desk. Most centres in Bugis run both under one roof, so you can switch between them as the team changes.
Nothing. Nextspace is an office broker in Singapore. We show what each centre asks, negotiate the rent you sign, and are paid by the operator when a deal completes, so the search costs you nothing.
