Bugis
Checked 2 October 2026. A dedicated desk in Bugis costs about S$525 a month on average, and a hot desk about S$450. Dedicated desks run from S$315 at Centennial Business Centre at 230 Victoria Street, and hot desks run from S$275 at The Hive in Lavender.
Most of these centres also run private offices under the same roof. A room for four averages about S$750 per person on the serviced office side, so a team can rent desks this month and a room in the same building the next.
Every rate here is an asking rate. We negotiate what you sign, and the operator pays our fee.
Hot desks for days that change, dedicated desks that stay yours, and private offices for teams, all in the same building. The monthly rate covers internet, printing, pantry access and meeting rooms. Terms start monthly, and a 12 month agreement usually brings the rate down.
The centres we price run from Junction Towers above Bugis Junction mall to Duo Tower on Beach Road, with Parkview Square, Gateway East and 30 Prinsep Street among others in between. Each one is a few minutes from Bugis, Rochor or Bencoolen station, and we can take you through several in one visit.
Bugis station is the EW12 and DT14 interchange on the East West and Downtown lines, and it links straight into Bugis Junction. Rochor and Bencoolen stations, also on the Downtown line, cover the northern side of the district.

Yes. Most coworking centres here have private offices inside them, with rooms averaging about S$750 per person for a team of four. You can take desks first and move into a room in the same centre later.
A hot desk is whichever seat is free in the shared area on the day. A dedicated desk is your own seat every day, where your things can stay.
Bugis station, the EW12 and DT14 interchange on the East West and Downtown lines, with a direct link into Bugis Junction. Rochor and Bencoolen on the Downtown line are also close for the centres on that side.
Nothing. Nextspace is an office broker in Singapore. We show what each centre asks, negotiate the rent you sign, and are paid by the operator when a deal completes, so the search costs you nothing.
