Paya Lebar
The district's office story is one development. Paya Lebar Quarter was built by Lendlease and finished in 2019: three Grade A office towers, a mall with more than 200 shops, and homes, all joined directly to the MRT station. The towers hold the offices of NTUC Income, Great Eastern and the Intellectual Property Office of Singapore, among others, and SMRT has its headquarters in the development.
The centres we price sit on the office floors. Spaces runs hot desks, dedicated desks and private rooms, while Industrious concentrates on dedicated desks and private offices higher up. Both look over the plaza rather than the road.
Around the towers, the neighbourhood is catching up. SingPost decided in 2026 to keep SingPost Centre and upgrade it, with more commercial space planned. For lunch, the Geylang Serai market and food centre is a short walk away. Whatever your team needs, we can show you both centres side by side in one visit.
Rates verified 2 October 2026.
Paya Lebar station carries the East West line and the Circle line, codes EW8 and CC9, and the mall connects directly to the station. The East West platforms opened in 1989 and the Circle line arrived in 2010. The airport is about 25 minutes away on the East West line, with one change at Tanah Merah.
Paya Lebar suits a firm that wants a new Grade A tower without going into the CBD. The buildings are from 2019, the floor plates are modern, and the station is underneath.
It suits a team hiring from the east. Two MRT lines cross here, and the Circle line puts the one-north and harbour areas on a direct train.
It suits a team that wants everything in one place. The mall, the food and the station are all part of the same development, so a working day barely needs a street crossing.
One thing to know before you visit is the price. A serviced office here averages about S$760 per person a month, close to what the CBD districts ask.
Paya Lebar is one development rather than a whole office district. Outside the mall and SingPost Centre, the streets are older shophouses and workshops, and the air base next door keeps the skyline low until it moves out from 2030. Most teams take the new towers and the two-line station, and accept that the neighbourhood is still filling in around them.
Checked 2 October 2026. A serviced office in Paya Lebar costs about S$760 per person a month on average for a team of four. A dedicated coworking desk costs about S$600, and a hot desk about S$300.
Both centres we price sit inside Paya Lebar Quarter. Spaces at Paya Lebar Quarter asks from S$668 per person for a private office for four, and Industrious at Paya Lebar Quarter asks up to S$850 for its largest rooms. Because both centres share one development, the choice is between operators, floors and room sizes rather than between streets. Tell us your team size and we compare the Spaces and Industrious rooms for you.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Paya Lebar sits on the city fringe east of the centre, with Bugis and City Hall a few stops back toward town and Tampines further out on the East West line. The figures below are per person monthly prices for a private office for four, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Paya Lebar | 1 | S$760 | S$600 | One new hub on two MRT lines |
Bugis | 12 | S$750 | S$525 | City-fringe streets and malls |
City Hall | 14 | S$630 | S$560 | The civic district, with Suntec |
Tampines | 5 | S$570 | S$555 | The east's regional centre |
Each district has its own shape. Office space in Bugis spreads across older city-fringe streets around the junction malls. Office space near City Hall swaps the east for the Civic District. Office space in Tampines sits further out on the East West line and covers Changi Business Park as well. All averages from Nextspace's own listings on 2 October 2026.
Market guides put Grade A office rent at Paya Lebar Quarter at about S$8 to S$11 per square foot a month, the benchmark for the precinct. The government earmarked Paya Lebar Central as a sub-regional commercial hub back in 2008, and the air base next door relocates from 2030, which lifts the height limits across the area and frees land for a new town. The centres we price at Paya Lebar Quarter ask between S$668 and S$850 per person a month for a team of four today. Tell us your team size and we will point you to the rooms that fit.
