Tampines
The government drew Tampines as the first of its regional centres in the 1991 Concept Plan, and the centre opened in 1992. The idea was jobs closer to homes, and it held: the town centre now has office towers, three malls and Our Tampines Hub, the largest integrated community hub in the country.
The offices spread further than the town centre. Changi Business Park, launched by JTC in 1997, sits one stop from the airport and holds the operations offices of DBS, Standard Chartered and JPMorgan, among others. The Signature is in the middle of the park, about eight minutes on foot from Expo station.
The centres we price include Regus at Tampines Junction, Centennial Business Centre at Telepark and Regus at The Signature, among others. Name your team size and we will show you several of the centres in one trip east.
Rates verified 2 October 2026.
Tampines station carries the East West line and the Downtown line, codes EW2 and DT32. The East West side opened in 1989, and the Downtown line platforms followed in 2017. For Changi Business Park, Expo station on the Downtown line is the closer stop, and the airport is one stop beyond it. By road, the airport is about ten minutes from the town centre on the expressways. Pasir Ris station, EW1, covers the Vidacity end of the district.
Tampines suits a firm hiring from the east. Two MRT lines meet in the town centre, and the expressways put the airport and the city within a short drive.
It suits a team that flies often. The airport is one stop from Expo or about ten minutes by car, and one of the centres we price is inside Terminal 3 itself.
It suits a team that wants the town on its doorstep. Three malls, Our Tampines Hub and the hawker centres are all a few minutes from the station.
Know what it costs before you come. The average here is about S$570 per person a month, and the range runs from S$490 in Pasir Ris to S$638 at the business park.
Tampines is a town centre first. The malls and Our Tampines Hub are built for residents, so the lunch crowd is families as much as office workers, and a client meeting in Raffles Place is about 35 minutes on the train. Most teams here hire from the east and treat the CBD as a train ride rather than a walk.
Checked 2 October 2026. Tampines serviced offices average about S$570 per person a month for a team of four. A dedicated desk runs about S$555 a month, and a hot desk about S$320. The figures include the centres we price in Changi and Pasir Ris, which belong to this page.
Prices follow the map. N9 Offices at Vidacity in Pasir Ris asks from S$490 per person for a private office for four, and Regus at The Signature in Changi Business Park asks S$638 at the top. Between them sit Regus at Tampines Junction and Centennial Business Centre at Telepark in the town centre, and JustCo at Changi Airport Terminal 3. The spread is a choice of address, from the town centre to the airport. Tell us your team size and we compare the five centres for you.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Tampines anchors the east of the island, with Paya Lebar the nearest hub back toward the city and Jurong East the regional centre on the opposite side. What follows is the monthly price one person pays for a private office for four, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Tampines | 5 | S$570 | S$555 | The east's regional centre |
Paya Lebar | 1 | S$760 | S$600 | One new hub on two MRT lines |
City Hall | 14 | S$630 | S$560 | The civic district, with Suntec |
Jurong East | 2 | S$635 | S$500 | The west's regional centre |
Each district has its own shape. Office space in Paya Lebar is closer to the city and built around one new development. Office space near City Hall puts the team back inside the city core. Office space in Jurong East is the same regional-centre idea on the other side of the island. All averages from Nextspace's own listings on 2 October 2026.
Changi Business Park has had a difficult few years: Cushman and Wakefield tracking put vacancy there near 40 per cent in mid 2024, and some landlords offered free periods on longer leases to fill floors. The town centre tells a different story. URA's Draft Master Plan 2025 names the east as an economic gateway, and the towers around the station keep drawing firms that want regional-centre rents on a two-line interchange. The centres we price across Tampines, Changi and Pasir Ris ask between S$490 and S$638 per person a month for a team of four today. Tell us your team size and we will point you to the ones that fit.
