JLT
JLT is 87 towers in 26 clusters, lettered A to Z, around three man-made lakes. Almas Tower is the tall one in the middle, and it holds the DMCC free zone, which counts more than 25,000 registered companies. A company licensed with DMCC can sit inside its own free zone here.
The centres we price include HDS Business Centre Tower, Dome Tower, Reef Tower, Tiffany Tower and Platinum Tower, among others. Whatever your team needs, we can show you a few side by side.
DMCC station on the Red Line serves the eastern clusters, and Sobha Realty station serves the western clusters near Dubai Marina. The two stations bookend the district, so check your cluster letter before you pick a station. The Dubai Tram connects at both ends for JBR and the Marina. DXB airport is about 30 minutes on the Red Line with no change.
JLT suits a team that wants the Marina side of the city without the Marina address price. Dubai Marina is across the road, and JBR beach is a short walk from the western clusters.
It suits a company licensed with DMCC, or one that wants to be. The free zone authority sits in Almas Tower, in the middle of the district.
It suits a team that commutes by metro. Two Red Line stations cover the whole district, and the tram reaches JBR and the Marina.
Price is the one thing to know before you come. A serviced office here averages about AED 2,000 per person a month, below Dubai Marina and Downtown Dubai.
JLT is a maze to first-time visitors. The clusters look alike, the one-way roads loop around the lakes, and parking is scarce at peak hours. Give a client the cluster letter and the tower name before they set off. Once the team learns the district, the lakeside setting makes up for it.
Checked October 2026. A serviced office in JLT averages about AED 2,000 per person a month across the centres we price. A coworking desk averages about AED 1,150.
Prices vary between buildings, even between clusters. A serviced office starts from AED 1,500 per person at Astra Business Center in X2 Tower and reaches AED 3,000 at Servcorp in Almas Tower, the district's landmark. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
JLT sits between Dubai Marina and the Media City corridor, all on the same stretch of the Red Line. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
JLT | 8 | AED 2,000 | AED 1,150 | 26 clusters around the lakes |
Dubai Marina | 4 | AED 3,000 | AED 1,000 | The waterfront promenade |
Barsha Heights | 6 | AED 2,000 | AED 1,400 | Tecom, by Internet City |
Business Bay | 6 | AED 1,400 | AED 1,250 | The canal district by Downtown |
Each district has its own character. Office space in Dubai Marina puts the team on the water at a higher average. Office space in Barsha Heights trades the lakes for the Internet City station. Office space in Business Bay sits closer to Downtown at the lowest average of the four. All averages from Nextspace's own listings on 3 October 2026.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and CBRE counted Grade A occupancy at about 95 per cent at the end of 2025, with citywide rents up 18 per cent over that year and still rising at 14 per cent a year in early 2026. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
The centres we price in JLT ask between AED 1,500 and AED 3,000 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
