What office space in Media and Internet City costs

Media and Internet City, the free-zone campuses

Dubai Internet City opened in 2000 as the region's technology free zone, and Dubai Media City followed next door for the media industry. Between them they hold the regional head offices of the big technology and media names, and the hotels and cafes of the two campuses serve the working day.

The centres we price include Spaces in Media City inside the media campus, Concord Tower by the Internet City roundabout and Al Salam Tower on the Tecom side, among others. Whatever your team needs, we can show you a few side by side.

Getting to your Media City office by metro

Dubai Internet City station on the Red Line is the district's main station, on the Sheikh Zayed Road side. Al Fardan Exchange station, the renamed Al Khail station, is closer to the Media City end, and the tram's Al Sufouh line runs along the beach side of the campus. DXB airport is about 30 minutes on the Red Line with no change.

Who Media and Internet City suits

The district suits a company licensed in the free zones, or one that wants to be. A TECOM licence lets the team sit inside the zone, next to the clients and partners already there.

It suits a team that works with the technology and media names. The campuses host their regional offices, so a meeting across the road replaces a drive across the city.

It suits a team that commutes from the Marina side. The tram and the Red Line cover the district, and Barsha Heights, the Marina and JLT are minutes away.

The tradeoff of an office in Media and Internet City

The campuses were built for cars. The walk from the metro crosses the highway interchanges, taxis queue at event times, and the district quietens after office hours. Most teams take the free-zone address and use the feeder buses and the tram for the last stretch.

What an office costs in Media & Internet City

Checked October 2026. A serviced office in Media and Internet City averages about AED 2,300 per person a month across the centres we price. A coworking desk averages about AED 1,000.

Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.

Office rents in Media & Internet City: which way they are moving

Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and CBRE counted Grade A occupancy at about 95 per cent at the end of 2025, with citywide rents up 18 per cent over that year. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.

The centres we price in Media and Internet City ask between AED 1,250 and AED 3,000 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
