Downtown Dubai
Downtown Dubai is Emaar's district, built from 2004 around the Burj Khalifa. Boulevard Plaza sits on the main street facing the tower, Emaar Square is the office quarter by the boulevard, and 48 Burj Gate and the Standard Chartered Tower line the road toward the Financial Centre.
For a team that meets clients, the address does the introduction. The centres we price also include Boulevard Tower and the coworking floors inside Dubai Mall itself, among others. Whatever your team needs, we can show you a few side by side.
Burj Khalifa/Dubai Mall station on the Red Line connects to the mall by an enclosed walkway with travelators, about ten minutes indoors. Financial Centre station covers the Emaar Square end. DXB airport is about 20 minutes on the Red Line with no change.
Downtown Dubai suits a firm whose clients visit. The Burj Khalifa address, the mall and the hotels on the Boulevard mean a client day needs no taxis.
It suits a team that wants the newest stock in the centre of the city. Most towers here were finished after 2008, with the lobbies and lifts to match.
Price is the one thing to know before you come. A serviced office here averages about AED 2,900 per person a month, the top of the districts we price.
Downtown is the city's tourist postcard, and it shares the district with them. The mall roads clog on weekend evenings, the fountains draw crowds outside the towers, and parking fills before big events. Most firms take the address and use the metro walkway on busy days.
Checked October 2026. A serviced office in Downtown Dubai averages about AED 2,900 per person a month across the centres we price, the highest of the districts we cover. A coworking desk averages about AED 2,050.
Prices vary between buildings. A serviced office starts from AED 1,500 per person at Corporate Business Hub in Aspin Tower and reaches AED 3,900 at myOffice in Boulevard Plaza, facing the Burj Khalifa. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Downtown sits between Sheikh Zayed Road and Business Bay. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Downtown Dubai | 9 | AED 2,900 | AED 2,050 | The Burj Khalifa address |
Sheikh Zayed Road & DWTC | 16 | AED 2,500 | AED 1,600 | The original business strip |
Business Bay | 6 | AED 1,400 | AED 1,250 | The canal district by Downtown |
Each district has its own character. Office space on Sheikh Zayed Road is the exhibition corridor one stop north. Office space in Business Bay is the neighbouring canal district at half the average. All averages from Nextspace's own listings on 3 October 2026.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and Engel & Völkers put Grade A rents in Downtown Dubai at about AED 367 per square foot in late 2025, among the highest in the city outside DIFC. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
The centres we price in Downtown Dubai ask between AED 1,500 and AED 3,900 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
