Deira
Deira was Dubai's business district before the towers: the dhow wharves on the Creek, the Gold Souk and the wholesale markets are all still here, and so is much of the city's trading bureaucracy. The Dubai Chambers building on Baniyas Road is where the chamber network sits.
The district keeps adding new stock. CommerCity is the free zone for digital commerce near the airport, and the 8W Building serves the airport corridor. The centres we price also include Deira City Centre by the mall and metro, among others. Whatever your team needs, we can show you a few side by side.
Deira City Centre station is on the Red Line, and Union station, the interchange with the Green Line, covers the western end. From the airport, the Red Line runs straight from Terminal 1 and Terminal 3 to Deira City Centre in minutes, with no change. The abra across the Creek still costs one dirham, for the day a client has time to look.
Deira suits a team that flies. The airport is ten minutes by car and a straight metro ride, so a regional team can land and be at a desk before the hour is out.
It suits a company that trades. The markets, the chambers and the customs offices are all in the district, and CommerCity adds a free zone for digital commerce by the airport.
It suits a team that wants a recognised Dubai address at a mid-range average. Deira averages about AED 2,000 per person a month, below Downtown Dubai and Sheikh Zayed Road.
Deira is the oldest part of the city, and it feels like it. The roads around the Creek jam at peak hours, some buildings pre-date the metro by decades, and parking is scarce in the market streets. The trade is the airport at your door and an address every supplier in the Gulf recognises.
Checked October 2026. A serviced office in Deira averages about AED 2,000 per person a month across the centres we price. A coworking desk averages about AED 1,300.
Prices vary between buildings. A serviced office starts from AED 1,000 per person at Alliance Business Centre in Deira Business Village and reaches AED 2,500 at Regus in Deira City Centre and at the 8W Building by the airport. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Deira sits at the airport end of the Red Line. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Deira | 5 | AED 2,000 | AED 1,300 | The old trading quarter |
Sheikh Zayed Road & DWTC | 16 | AED 2,500 | AED 1,600 | The original business strip |
Downtown Dubai | 9 | AED 2,900 | AED 2,050 | The Burj Khalifa address |
Each district has its own character. Office space on Sheikh Zayed Road is the next stretch of the same metro line toward Downtown. Office space in Downtown Dubai carries the landmark address at the top of the range. All averages from Nextspace's own listings on 3 October 2026.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and CBRE counted Grade A occupancy at about 95 per cent at the end of 2025, with citywide rents up 18 per cent over that year. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
The centres we price in Deira ask between AED 1,000 and AED 2,500 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
