Dubai Marina
Dubai Marina is a 3.5 kilometre canal district lined with towers, with the Marina Walk promenade at the water level and JBR beach over the footbridge. Marina Plaza is the district's own office tower, between the metro and the water.
The centres we price include Marina Gate at the lock end of the marina, the Al Fattan Business Hub by the harbour and the Al Habtoor tower, among others. Whatever your team needs, we can show you a few side by side.
Sobha Realty station serves the northern end and the mall, DMCC station the southern end toward JLT. The Dubai Tram loops the Marina and JBR from both stations, so the far towers are one tram stop from the metro. DXB airport is about 35 minutes on the Red Line with no change.
Dubai Marina suits a team that wants the waterfront day. Lunch is the Marina Walk, the beach is over the bridge, and client dinners book themselves.
It suits a team whose staff live in the Marina and JBR. Much of the city's expat workforce already commutes from here, so the office walks to them.
Price is the one thing to know before you come. A serviced office here averages about AED 3,000 per person a month, the top of the New Dubai districts we price.
The Marina is a lifestyle district first. Weekend traffic builds around JBR and the mall, the promenade fills with visitors, and the towers trade on views rather than floor plates. Teams that want a bigger, quieter floor for the same money look one stop inland at JLT.
Checked October 2026. A serviced office in Dubai Marina averages about AED 3,000 per person a month across the centres we price, the highest of the New Dubai districts. A coworking desk averages about AED 1,000.
Prices vary between buildings. A serviced office starts from AED 2,300 per person at myOffice in Marina Plaza and reaches AED 3,800 at Regus in Marina Gate. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Dubai Marina sits at the western end of the Red Line corridor. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Dubai Marina | 4 | AED 3,000 | AED 1,000 | The waterfront promenade |
JLT | 8 | AED 2,000 | AED 1,150 | 26 clusters around the lakes |
Barsha Heights | 6 | AED 2,000 | AED 1,400 | Tecom, by Internet City |
Each district has its own character. Office space in JLT is across the road at about AED 1,000 less per person. Office space in Barsha Heights is two stops back toward the city. All averages from Nextspace's own listings on 3 October 2026.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and CBRE counted Grade A occupancy at about 95 per cent at the end of 2025, with citywide rents up 18 per cent over that year. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
The centres we price in Dubai Marina ask between AED 2,300 and AED 3,800 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
