Barsha Heights
Barsha Heights is the tower district behind Dubai Internet City, a grid of offices, hotels and apartments built by TECOM. The internet and media free zones sit across the road, so the district fills with the companies that work with them.
The centres we price include The One Tower and B1 Mall on the main streets, Damac Smart Heights by the station and the API Trio Office Tower toward Al Barsha, among others. Whatever your team needs, we can show you a few side by side.
Dubai Internet City station on the Red Line is the district's station, a five to ten minute walk from most towers. Feeder buses F31 and F35 loop the district from the station for the hotter months. Mall of the Emirates, for the shops and Ski Dubai, is one stop away, and DXB airport is about 25 minutes on the same line.
Barsha Heights suits a team that works with the free zones. Internet City, Media City and Knowledge Park are all next door, so a company that sells to them saves a commute.
It suits a team that drives. Sheikh Zayed Road, Hessa Street and Al Khail Road meet here, and most towers have basement parking.
It suits a team that wants the Marina side of the city at a lower average. Dubai Marina is two stops away, and Barsha Heights averages about AED 1,000 per person less.
Barsha Heights is convenient rather than pretty. The towers are practical rather than landmark, the streets get busy at school-run and office hours, and the walk from the station is in the open. The trade is a connected address and every hotel, cafe and supermarket a team needs within a few streets.
Checked October 2026. A serviced office in Barsha Heights averages about AED 2,000 per person a month across the centres we price. A coworking desk averages about AED 1,400.
Prices vary between buildings. A serviced office starts from AED 1,500 per person at Regus in Damac Smart Heights and reaches AED 2,700 at The Place in B1 Mall. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Barsha Heights sits between the Marina corridor and the Mall of the Emirates. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Barsha Heights | 6 | AED 2,000 | AED 1,400 | Tecom, by Internet City |
JLT | 8 | AED 2,000 | AED 1,150 | 26 clusters around the lakes |
Dubai Marina | 4 | AED 3,000 | AED 1,000 | The waterfront promenade |
Media & Internet City | 3 | AED 2,300 | AED 1,000 | The free-zone campus |
Each district has its own character. Office space in JLT trades the street grid for the lakes at the same average. Office space in Dubai Marina puts the team on the water. Office space in Media & Internet City sits inside the free zones themselves. All averages from Nextspace's own listings on 3 October 2026.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and CBRE counted Grade A occupancy at about 95 per cent at the end of 2025, with citywide rents up 18 per cent over that year. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
The centres we price in Barsha Heights ask between AED 1,500 and AED 2,700 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
