Sheikh Zayed Road & DWTC
Sheikh Zayed Road is where Dubai put its first towers, and the World Trade Centre is the oldest of them, the building that started the city's exhibition business in 1979. Emirates Towers followed in 2000, and the stretch between them still holds the ministries, the hotels and the conference crowds.
The newest name on the road is One Za'abeel, the twin tower with the cantilevered link, finished in 2023. The centres we price also include One Central, Sheikh Rashid Tower inside the World Trade Centre, Convention Tower, Burj Al Salam and API World Tower, among others. Whatever your team needs, we can show you a few side by side.
World Trade Centre station serves the DWTC end, Emirates Towers station the middle, and Financial Centre station the Downtown end. All three are on the Red Line, so DXB airport is about 15 minutes away with no change. During the big exhibitions, the World Trade Centre halls are a covered walk from the towers around them.
Sheikh Zayed Road suits a firm that exhibits or hosts. The World Trade Centre halls run the city's big trade shows, and an office here walks to them.
It suits a team that wants the address everyone can direct a driver to. Every taxi in Dubai knows the Trade Centre, Emirates Towers and the towers between.
It suits a team that commutes by metro. Three Red Line stations cover the stretch, and the airport is a straight ride.
Price is the one thing to know before you come. The road runs from AED 900 per person to AED 3,500, so the building decides, not the address.
The road is the city's traffic spine, and it shows at eight in the morning and six in the evening. Exhibition weeks add the conference crowds on top. Most firms take the address and time their drives around the peaks, or skip the car for the metro.
Checked October 2026. A serviced office on Sheikh Zayed Road averages about AED 2,500 per person a month across the centres we price. A coworking desk averages about AED 1,600.
Prices vary between buildings. A serviced office starts from AED 900 per person at Austria Business Center in Al Hubaida Mall and reaches AED 3,500 at Regus in One Central by the World Trade Centre and at Servcorp in Emirates Towers. Tell us your team size and we will compare the buildings for you, so you end up in the one that fits best.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.
Sheikh Zayed Road sits between Deira and Downtown on the Red Line. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Sheikh Zayed Road & DWTC | 16 | AED 2,500 | AED 1,600 | The original business strip |
Downtown Dubai | 9 | AED 2,900 | AED 2,050 | The Burj Khalifa address |
Business Bay | 6 | AED 1,400 | AED 1,250 | The canal district by Downtown |
Deira | 5 | AED 2,000 | AED 1,300 | The old trading quarter |
Each district has its own character. Office space in Downtown Dubai is the next stop south, at a higher average. Office space in Business Bay sits behind Downtown at the lowest average of the four. Office space in Deira is the airport end of the same line. All averages from Nextspace's own listings on 3 October 2026.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and CBRE counted Grade A occupancy at about 95 per cent at the end of 2025, with citywide rents up 18 per cent over that year. Engel & Völkers put World Trade Centre Grade A rents at about AED 268 per square foot in late 2025. Little new Grade A supply reaches the core districts before 2027, so landlords are holding their asking rents. Negotiating on the room, the term and the fit out works better than waiting for rents to fall.
The centres we price on Sheikh Zayed Road ask between AED 900 and AED 3,500 per person a month today. Tell us your team size and we will narrow it down to the ones that fit.
