Who Workcave Are

WorkCave is independent, Hong Kong owned and run from a single address in Tsim Sha Tsui. It trades as WorkCave Ltd and has no group parent.

It is also its own landlord. WorkCave says it owns the fifteen levels of Everglory Centre that it occupies, which is rare for a flexible office business in Hong Kong. Alongside the private offices it sells meeting rooms, a conference and event venue for 35 guests and more, and company secretarial and document services.

For a tenant, that means the person who rents you the room also owns the floor. There is no head lease sitting behind your agreement. Growing into a larger room is a conversation with the owner rather than a move.

Where They Are In Hong Kong

Tsim Sha Tsui, and nowhere else. The centre is in Everglory Centre, 1B Kimberley Street, just off Observatory Road and Granville Road, a minute behind The ONE on Nathan Road.

Everglory Centre was completed in 1999 and runs to 20 storeys. It is a Grade B commercial building of about 30,000 sq ft in total, so the floor plates are small, roughly 1,500 sq ft each. That is why a room here is a room and not a corner of an open hall. Two passenger lifts serve the tower. WorkCave occupies 8,766 sq ft of it, with room for about 109 people, and can house a single tenant of sixty people or more.

Tsim Sha Tsui station Exit B2 is eight minutes away on foot. Kimberley Street is Hong Kong's Korean street: 20 or more Korean restaurants, grocers and snack shops fill the ground floors either side, so lunch is downstairs. Knutsford Terrace and its bars are up the hill off Kimberley Road. Granville Road shopping, the hotels of Kimberley Road and the East Tsim Sha Tsui interchange are all within a few streets.

What The Spaces Are Like

The floor is modern, with sleek furniture and a staffed reception. The offices are private and furnished, sized from one person to a full team, and each suite has its own unit number on the door. Cleaning is daily in the shared areas and weekly inside the private offices. **One card for everything.** A single smart card opens your door, your locker, your mailbox and the printer. The network is built with traffic isolation, so your firm's data does not share a pipe with the floor.

**A conference room that takes 35 people.** The event space is partitioned to the size you need and sits in the same building as your office. A training day, a seminar or a client briefing happens downstairs rather than in a hotel.

What Workcave Costs

A seat in a private office is HK$3,850 a month at Everglory Centre. In Tsim Sha Tsui that buys a private furnished room with its own unit number, its own reception and Korean barbecue at street level. A room for four is HK$15,400 a month.

Meeting rooms come with the package rather than being charged by the hour, which suits a firm that sees clients every week.

Contracts run from three months rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.
