Who Ozone Creative Space Are

Ozone Creative Space opened in Kwun Tong in 2015 and has stayed there. It is independent and privately held. The brand shortens to Ozone, and each address is named after its street: Ozone@18SYS, Ozone@52HTR and Ozone@29OPC.

It sells private rooms, open floor space with free seating, meeting rooms and an event space of up to 2,700 sq ft.

For a tenant, that means you can change size without changing district. A team that outgrows a room on Shing Yip Street moves to one of the other two addresses, ten minutes away on foot.

Where They Are In Hong Kong

Kwun Tong, on the Kwun Tong line, and nowhere else. The Shing Yip Street centre is on the tenth floor of New East Sun Industrial Building, 18 to 20 Shing Yip Street.

The building was completed in 1978 and runs to twelve storeys. It is industrial stock rather than a Grade A office tower, which is what puts a room for four at HK$5,796 a month. There is one passenger lift and eight cargo lifts, so stock and equipment come up without booking a slot. Air conditioning is per unit rather than central, so your own room is cool whenever you are in it, nights and weekends included.

Kwun Tong station Exit B2 is five to ten minutes away on foot, past workshops, studios and small eateries at street level. The apm mall sits on top of the station for lunch.

The other two addresses are 11/F, 52 Hung To Road and 29/F, One Pacific Centre. One Pacific Centre is a commercial tower beside apm, about a minute from the station. The Ozone floor there is over 1,500 sq ft with a full sea view.

Kwun Tong industrial land was rezoned for business use from 2001. That is why an office sits on the tenth floor of a 1978 factory block.

What The Spaces Are Like

Each floor is furnished, with a reception, a pantry and a conference room. Ozone calls its private rooms workshops. They are plain and fitted out, sized for one person up to about six. An open area of free seating takes anyone who does not need a door. The tone is informal and creative rather than corporate. The furniture, the wifi and the staffed reception come with every address.

Ozone is very good at providing:

**Your company set up by the people who rent you the room.** Members get company formation and registration, accounting and tax, legal advice, insurance, MPF, recruitment and IT support at a member rate. If you are incorporating as you move in, that is one supplier rather than five.

What Ozone Creative Space Costs

A seat in a private office is HK$3,000 a month at Shing Yip Street. In Kwun Tong that buys a furnished room with a door, a reception and a conference room, ten minutes from the MTR. A room for four is HK$5,796 a month at the same address. Meeting rooms and the event space are booked as you need them.

Contracts run from three months rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.

Ozone Creative Space suits small teams that want a private room at a Kowloon East rent.
