Al Quoz & JVC
Al Quoz is Dubai's long-established business area between Sheikh Zayed Road and Al Khail Road, with the art galleries of Alserkal Avenue at one end. Jumeirah Village Circle and Dubai Sports City are the newer communities further out, and the centres we price sit inside their malls and towers, so the shops and parking are downstairs.
Equiti station on the Red Line covers the Al Quoz end, and the area is a drive down Al Khail Road or Hessa Street for JVC and Sports City. Most teams here drive, and the buildings have parking. DXB airport is about 30 minutes away.
Al Quoz suits a business that mixes office and workshop. The warehouses, studios and gyms are next door, and the galleries of Alserkal Avenue give clients something to see. JVC and Sports City suit a team that wants the shops and parking downstairs, in the newer communities west of Sheikh Zayed Road. All of them suit a team that drives. The buildings have parking, and the roads reach both Sheikh Zayed Road and Al Khail Road in minutes.
This is not a metro district. Equiti station covers the Al Quoz end, but most journeys run by car, and the access roads jam at peak. Lunch inside the industrial blocks is limited to canteens and cafes, so the team learns its favourites fast.
Checked October 2026. A serviced office in the district starts from AED 1,500 per person a month at Regus in The Bridge in Dubai Sports City, rising to AED 2,500 at Cloud Spaces in Circle Mall in JVC. A coworking desk runs from AED 1,000 a month.
Those are asking prices. We negotiate the rent you sign, and the operator pays our fee. Tell us your team size and we will compare the buildings for you.
Al Quoz and JVC sit west of Sheikh Zayed Road, between Barsha Heights and the city. The prices below are what one person pays a month in a serviced office, averaged from our own listings.
District | Centres priced | Serviced office average | Coworking desk average | What it feels like |
|---|---|---|---|---|
Al Quoz & JVC | 2 | AED 2,000 | AED 1,000 | Warehouses, galleries and new communities |
Barsha Heights | 5 | AED 2,000 | AED 1,400 | Tecom, by Internet City |
Media & Internet City | 3 | AED 2,250 | AED 1,000 | The media free zones |
Business Bay | 6 | AED 1,400 | AED 1,250 | The canal district |
Each district has its own character. Barsha Heights has the metro, and Media and Internet City sits inside the free zones.
Dubai's office market is the tightest in years. JLL put prime vacancy at 0.7 per cent in the first quarter of 2026, and citywide rents were still rising at about 14 per cent a year in early 2026. West of Sheikh Zayed Road the pressure is softer, and the centres here compete on space and parking rather than the address. The centres we price in Al Quoz and JVC ask about AED 2,000 per person a month. Tell us your headcount and we will send back what each asks.

Nothing. Nextspace is an office broker in Dubai. We show what each centre asks, negotiate the rent you sign, and are paid by the operator when a deal completes, so the search costs you nothing.
