Nextspace is a free office broker in Dubai, covering the free zones and the mainland. Below are the questions we are asked most about how we work, the setup process, and the different kinds of office space.

How Nextspace works

The space provider pays us a commission when you sign. You pay nothing, ever, and you sign directly with the operator at the same rate you would get going direct, usually better once we have negotiated.

No catch. Our fee comes from the operator, not from you. The shortlist, the viewings and the negotiation all cost you nothing.

Fully independent. We compare every provider in Dubai, not a fixed panel, so your shortlist is built around your needs rather than our commissions.

A listing site shows advertised rates and leaves you to chase operators yourself. We compare the real, negotiated rates, arrange the viewings, and negotiate the deal on your behalf, at no cost to you.

For you. The operator only pays us once you are placed in a space you chose, so our incentive is to find you the right office at the best rate.

The process

Within 24 hours we send a shortlist of real options with real prices. We arrange viewings of the ones you like, come with you, negotiate the terms, and you sign directly with the operator.

Yes, always, and we come with you. There is no obligation to take any of them.

Yes, that is the core of what we do. We negotiate the rate, the term, free months, meeting-room credits and fit-out, based on what operators will actually agree to this month.

No. The shortlist and the viewings are free and without obligation. You commit only when you sign with an operator you have chosen.

A desk can often be ready within days. A private office is typically a few days to a couple of weeks, depending on the building and the fit-out you need.

Situations we handle

Yes. Many Dubai operators offer month-to-month or short terms. Tell us your timeframe and we will shortlist the options that fit it.

We favour operators who can move you into a larger office in the same building without a penalty, and if you outgrow that we help you move again, free.

Yes. Alongside desks and small offices we place larger teams and full floors, where the negotiation and the fit-out terms matter most.

Yes, that is exactly where we help. Once you know your jurisdiction we find the flexi-desk, serviced or private office that satisfies it, at the best rate.

Yes. We shortlist the free-zone flexi-desk packages that satisfy a trade licence, often including a visa or two, at the lowest cost.

We handle the office, which is what we are expert in. For the licence, visas and legal steps we point you to a registered business-setup consultant or the free-zone authority, and coordinate the office around it.

Office types explained

Any free seat in the shared area of a coworking space, booked by the day or month. It is the cheapest option and you do not keep the same desk.

Your own fixed desk in the shared area, kept for you, so you can leave a monitor set up. It costs more than a hot desk and less than a private office.

Your own lockable, furnished room inside a flexible-office building, priced per office rather than per person, while you still share the reception and meeting rooms.

The private office plus the service layer: a staffed reception answering in your company name, meeting-room credits, internet and utilities, cleaning, and a business address, all in one monthly price.

Another name for a serviced office building. In practice the two terms are used interchangeably for staffed, private, furnished offices on flexible terms.

A real business address with mail handling, and sometimes call answering, without any desk space. It is the cheapest way to hold a compliant business address.

A shared, managed workspace where companies take desks or private offices on flexible terms, with the internet, meeting rooms, cleaning and reception run for them.

Operators and areas

The free-zone and mainland providers across Dubai, including Regus, Servcorp, The Executive Centre, The Place, Austria Business Center, UNBOX, Rice Offices and Corporate Business Hub, plus the free-zone flexi-desk packages.

There is no single best. The right one depends on your team size, budget, district, and whether you value price, design, community or a corporate standard. We are operator-neutral, so we compare them and put the best-fit two or three in front of you.

It depends on what the address needs to do. A central, prestige address earns its premium for client-facing and finance teams. If your team mainly needs a good room and a short commute, moving one district out is the fastest way to cut the bill without cutting quality.

Still have a question?

Tell us your team size, preferred district and move-in date. We compare every operator in Dubai and send a shortlist with real, negotiated prices within 24 hours, free to you.
