Kwun Tong
Kwun Tong was a factory district, and the buildings still show it. Industrial land here was rezoned for business use from 2001, and a government scheme has been converting factories since April 2010, so many offices are former workshops with new lift lobbies. KT 336, at 334 Kwun Tong Road, fills eleven storeys of the old Far East Factory Building.
Above that runs a full Grade A market. Sun Hung Kai Properties opened Millennium City in 1998 on the site of an old bus depot, the district's first Grade A complex. Millennium City 5 followed in 2005, directly over Kwun Tong station, with the apm mall beneath it: 600,000 square feet and more than 170 shops. The Millennity, two 20 storey towers at 98 How Ming Street, finished in 2023.
The addresses worth knowing: BEA Tower at 418 Kwun Tong Road holds four centres under one roof, two run by RTC Business Centre and two by Vantage, which means four sets of prices at a single address. The rest spread along Wai Yip Street, Hung To Road and the waterfront: Two Harbour Square, 133 Wai Yip Street and The Quayside among them.
The tenants tell you what the district has become. JP Morgan pre-leased 220,000 square feet at The Quayside on Hoi Bun Road. Bupa took 92,490 square feet there, moving from Quarry Bay. Manulife has agency floors in the same tower.

Two stations serve the district, Kwun Tong and Ngau Tau Kok, both on the Kwun Tong line, and the walks are long by Hong Kong standards. BEA Tower is 180 metres from Kwun Tong station and links into the apm mall, so you reach your floor without going outside. One Pacific Centre is 260 metres, and Spaces at 133 Wai Yip Street is 270 metres from Ngau Tau Kok.
After that the walks stretch: KT 336 is 350 metres, New East Sun 400, AIA Kowloon Tower 570, Two Sky Park 630, The Quayside 720 and Two Harbour Square 810, about ten minutes. The Tseung Kwan O line is one stop away at Yau Tong.
Central is a little over half an hour away, with one cross-platform change at Prince Edward. For the Airport Express, take the Kwun Tong line to Ho Man Tin, then the Tuen Ma line to Austin, where a walkway joins Kowloon station.
The price position is the headline. A room for four averages around HK$9,600 a month here against HK$23,105 in Central, and eleven centres let private offices, so there is real competition at every size the district covers.
Commutes are short for Kowloon side staff. Two stations serve the district, and the Kwun Tong line runs from Whampoa out to Tiu Keng Leng, so most of east Kowloon and the eastern New Territories arrive without a change.
The day to day is handled. The apm mall sits under Millennium City 5 with more than 170 shops, and the streets between the towers carry the canteens and coffee shops that feed the district at lunch.
The first trade is the walk. Three buildings are inside 300 metres of a station and five are beyond 400, with the lowest priced building 810 metres out. Whether any route is covered is not recorded, so walk the two buildings you are choosing between before you decide, not after.
The second is the ceiling. Fifteen people is the largest room held here, against thirty in Quarry Bay, Causeway Bay and Central. If you expect to pass fifteen inside the term, price Quarry Bay alongside from the start rather than finding out at renewal.

One person starts at HK$1,354 a month, at Serffices at KT 336 on Kwun Tong Road, and the highest opening price in the district is HK$3,800, asked at BEA Tower, Millennium City 5 and One Pacific Centre. A room for four runs from HK$4,880 to HK$15,200, with an average around HK$9,600. A coworking desk runs from HK$1,788 to HK$2,000 a month per person.
Per square foot, a room for four works out near HK$76 a month, against about HK$120 for the same size in Sheung Wan and HK$141 in Wan Chai. The listings record the same services in all three districts, so the gap is not in what is included.
Kowloon Bay is two stops down the line. Two centres, one person from HK$3,000, in newer towers on wide roads near MegaBox. Less choice than Kwun Tong, newer stock.
Tsim Sha Tsui is the other Kowloon office core. Eleven centres from HK$2,992 for one person, and a room for four averages HK$17,591 there against around HK$9,600 here. You pay the gap for the harbour front and the visitor traffic.
Quarry Bay is straight across the harbour. Seven centres from HK$3,100, rooms for up to thirty, and an Island postcode.

Kwun Tong sits in the market analysts call Kowloon East, which the government designated as a second central business district in the 2011 to 2012 Policy Address. The office supply has arrived since. Market reports put Kowloon East Grade A vacancy at 19.8% at the end of July 2026, down 0.2 of a percentage point over the month. Central stood at 8.0% on the same date, and the city overall at 12.8%.
The room stock tells the rest. Across the district the rooms held today run six for one person, seven for two, nine for three, eleven for four, five for six, two for eight, five for ten, three for twelve and one for fifteen. Nothing for twenty, nothing for thirty, and the weight firmly at three and four people.
