Office space in Mong Kok, Hong Kong

Mong Kok is the most crowded square kilometre in Hong Kong, and it has the shops to match. Around 130,000 people live in each square kilometre here, and Guinness World Records has called it the busiest district in the world. Nathan Road and Argyle Street cross in the middle of it.

The market streets run off that crossing, one trade each. Tung Choi Street is the Ladies' Market, Fa Yuen Street sells trainers, Flower Market Road sells flowers and Yuen Po Street sells birds. Sai Yeung Choi Street South is where the crowds are thickest after dark.

Two modern towers hold the offices. Langham Place at 8 Argyle Street is 59 floors, built by Great Eagle with the Urban Renewal Authority and finished in 2004, with a mall, a hotel and its own entrance from Mong Kok station. Grand Century Place stands beside Mong Kok East station. The rest are upper floors along Nathan Road, including Chow Tai Fook Centre and Pioneer Centre.

Most firms here are retail and buying offices, jewellery and watch companies, wholesalers and importers, travel agencies, insurance agencies and small professional firms serving Kowloon.

Mong Kok has two stations on different lines. Mong Kok station is where the Tsuen Wan and Kwun Tong lines cross. Mong Kok East is on the East Rail line, which runs north to the border crossings at Lo Wu and Lok Ma Chau.

Regus in Grand Century Place 2 is 110 metres from Mong Kok East. Eaton Club in Langham Place is 140 metres from Mong Kok station, and Regus at 700 Nathan Road is 180 metres. Chow Tai Fook Centre is 400 metres from Yau Ma Tei station, one stop south.

Central is five stops south on the Tsuen Wan line with no change. For the Airport Express, ride to Central and walk the subway to Hong Kong station.

Mong Kok suits a business that sells to Hong Kong rather than to the world. The buying offices, wholesalers and agencies here sit above shops carrying the same trades at street level, so customers and suppliers are already in the building's shadow.

It suits a firm whose staff live in Kowloon or the New Territories. Two lines cross at Mong Kok station, and the East Rail line runs from Mong Kok East to the border, so a commute from Sha Tin, Tai Po or Tseung Kwan O is short and direct.

It suits a small professional firm after a station nearby and a Kowloon rent. One person starts at about HK$2,623, against around HK$3,000 in Central.

And it suits a firm that wants a Grade A tower without a Tsim Sha Tsui address. Eaton Club in Langham Place opens at about HK$4,950 for one person, with the mall and the hotel underneath.

Mong Kok has a small office market. Five centres from four operators are most of what the district holds, and only Langham Place and Grand Century Place are purpose built towers. If your team needs something those five do not have, there is no sixth building to try.

The crowds are real as well. This is the busiest district in the world by some counts, and the pavements around Argyle Street stay full until late.

Prince Edward is one stop north and opens at HK$2,633, ten dollars above Mong Kok, with one centre against five.

Yau Ma Tei is one stop south at around HK$3,000 for one person, a single centre inside a hotel on Nathan Road. Its coworking space starts lower than Mong Kok's, at HK$2,600.

Jordan is two stops south at around HK$3,000, next to the high speed rail terminus.

Tsim Sha Tsui is three stops south at HK$2,992, where you pay for the harbour and the visitors. Mong Kok is the answer when your customers are Hong Kong shoppers and your staff come in from the New Territories.

Mong Kok rents turned up in the second quarter of 2026. Net effective office rent across Mong Kok and Yau Ma Tei was HK$42.3 per square foot a month in June 2026, up 2.1% over the quarter, though still down 2.4% over the year.

That was the third strongest quarterly rise in the agency tables, behind Central at 5.1% and Admiralty at 3.2%, and the strongest anywhere in Kowloon. No major Grade A office completions are expected in Kowloon during 2026.
