Office space in West Kowloon, Hong Kong

West Kowloon is reclaimed ground with one building on it that everybody knows. The International Commerce Centre is 484 metres and 108 storeys, the tallest building in Hong Kong and the thirteenth tallest in the world. Sun Hung Kai Properties built it between 2002 and 2010 to a Kohn Pedersen Fox design. The Ritz-Carlton takes floors 102 to 118, the pool on the 118th floor at 468.8 metres is the highest in any building anywhere, and the Sky100 observation deck sits at 393 metres.

Investment banks were the first big office tenants. Morgan Stanley took 16 floors of the tower in 2007 and Deutsche Bank agreed to take up to 18 in 2008, both moving across the harbour from Central. Most of the tower's tenants are still finance firms. Regus at the International Commerce Centre puts a one person office inside the same address.

Around and below it, the district is a set of connected podiums rather than streets. Elements is the mall underneath, the station sits beneath that, and the towers of Union Square rise around it. Walk five minutes west and you reach the West Kowloon Cultural District: the Xiqu Centre opened in 2019, M+ in 2021 and the Hong Kong Palace Museum in 2022.

Kowloon station is 230 metres from the tower, about three minutes on foot, on the Tung Chung line and the Airport Express. The airport is 24 minutes away, and you can check in for your flight inside the station before you board.

Hong Kong station, in Central, is one stop on the Tung Chung line. Austin station on the Tuen Ma line sits at the other end of the same walkways, and Hong Kong West Kowloon station, the terminus for high speed trains into the mainland, opened beside Austin on 23 September 2018.

Flying is easy from here. The Airport Express runs from under the building, the airport is 24 minutes away, and bags can be checked in at the station, so a weekly flyer loses hours less often.

Mainland business is close. The high speed terminus at West Kowloon station is a covered walk away, so Shenzhen and Guangzhou are a train ride from the office door.

The address carries weight with clients. The tower is the tallest in the city, the banks took whole blocks of floors when it opened, and Central is one stop away. A one or two person team can hold the same letterhead from a coworking desk at around HK$4,200 a month.

There is almost no street level to West Kowloon. The district is podiums, malls and walkways, so lunch happens indoors and the office sits above a railway station rather than on a road.

It is also the highest opening price of any district we cover, at around HK$7,475 a month for one person. If the tower and the trains are not doing work for you, Tsim Sha Tsui next door opens at HK$2,992.

Tsim Sha Tsui is one stop east. Eleven centres, one person from HK$2,992, with the harbour front, the hotels and the visitor traffic. It gives you the most choice in Kowloon.

Jordan is a walk away through the subways. Two centres, one person from HK$3,000, in older buildings on ordinary streets, with Temple Street market below.

Yau Ma Tei is the next stop north. One centre, from HK$3,000, with coworking desks from HK$2,600.

All three are far below West Kowloon on price. What they cannot give you is the Airport Express under the building, the mainland terminus beside it, and the tower above.

The West Kowloon submarket is the tightest office market in Hong Kong. Market reports put Grade A vacancy across Tsimshatsui, which covers this district, at 6.7% at the end of July 2026, against 8.0% in Central and 12.8% across the city. Rents in the submarket rose 0.5% over that month.

The visitor economy helps explain it. The West Kowloon Cultural District drew more than 17 million visitors in 2025, and nearly 70% of the people at its two museums came from the mainland or overseas. The WestK Performing Arts Centre is due to open in 2027.
