Office space in Kowloon Bay, Hong Kong

Kowloon Bay is reclaimed land at the eastern edge of the Kowloon peninsula. The old Kai Tak runway, built in the mid 1950s, cut the bay in half, and industry filled the reclamation. Since 2001 the industrial land here has been rezoned to Business use, and factory floors became offices.

The result is a district of large single buildings on wide roads. The Bay Hub at 17 Kai Cheung Road runs to 27 floors and about 852,000 square feet, opened in October 2016, and was known as Goldin Financial Global Centre until early 2024. First Group Centre, where one of the two centres sits, was finished in 2023, with column free office floors from the third to the twenty fifth storey. The other centre is at Centre Parc on Sheung Yuet Road.

MegaBox is the district's main mall and the largest in east Kowloon. It opened on 1 June 2007 inside Enterprise Square Five at 38 Wang Chiu Road: 19 storeys, about 1,100,000 square feet, 145 shops and a 1,000 space car park. Telford Gardens and Amoy Gardens, the estates by the station, house the people who fill it.

Kowloon Bay station is on the Kwun Tong line. First Group Centre is 660 metres from it, eight minutes on foot, and Centre Parc is 770 metres, about ten. MegaBox runs a free shuttle bus between the mall and the station.

Central is nine stops away with one change, at Yau Ma Tei onto the Tsuen Wan line. Kwun Tong is two stops east. Ho Man Tin, five stops west, puts you on the Tuen Ma line for Hung Hom, East Tsim Sha Tsui and the New Territories.

Big floors are the draw. The buildings here are large and modern, and First Group Centre's office floors are column free, so a team can lay out the office as it likes instead of working around a core.

Staff from east Kowloon get an easy run. Telford Gardens and Amoy Gardens sit at the station, the Kwun Tong line runs out to Tiu Keng Leng, and nobody crosses the harbour twice a day.

Lunch and errands are handled. MegaBox puts 145 shops, a cinema and the largest ice rink in Hong Kong at the end of the walk, and its shuttle bus covers the wet days.

Both centres are a walk from the station. Eight to ten minutes across wide roads, with no covered arcade, so the summer rain matters.

And the choice is thin. Two centres hold the whole district between them, so if neither has the room you want, the next look is two stops east in Kwun Tong.

Kwun Tong is two stops east. Sixteen centres, by far the most choice in Kowloon East, and the lowest opening price of the group at HK$1,354. The walks there are longer and the buildings older.

Tsim Sha Tsui East is on the harbour side of Kowloon. One centre, one person from HK$3,100, where you pay for the waterfront and the hotels.

Hung Hom sits south west, one centre inside a hotel on the water, from HK$5,000. Kowloon Bay is the answer when you want a big new floor and your people live on this side of the harbour.

Kowloon East is the softest office market in Hong Kong right now. Market reports put Grade A vacancy here at 19.8% at the end of July 2026, against 12.8% across the whole city and 8.0% in Central.

The district is also being rebuilt around the offices. KITEC, the old exhibition centre at 1 Trademart Drive, closed on 30 June 2024, and on 19 February 2025 its owner put a plan to the Town Planning Board for five towers on the site: one office building, 1,494 flats and 720 hotel rooms.
