That figure comes from 3,650 real quotes we prepared for Hong Kong companies between January 2025 and July 2026. It is not from public rack rates. Across the city, a 1 to 2 desk suite runs HK$10,000 a month. A 3 to 5 desk office runs around HK$18,000. A 6 to 10 desk office runs around HK$39,000. How we got these numbersFrom 3,650 quotes across 65 operators and 22 Hong Kong districts, January 2025 to July 2026. We report the average and the middle 50%, and suppress any slice with fewer than three quotes. That is why only seven districts appear by name below. The per-desk figure is the one we track over time, because it stays stable when the mix of deal sizes shifts. Our quote records do not tag space type, so these are prices for enclosed offices in business centres and serviced centres, not hot desks. Prices companies were actually quoted, not listing headlines.

What it costs by district

District moves the bill more than any other single factor. These are the seven districts where we hold enough quotes to publish a figure.

Central carries the biggest premium in the city. It is also where we hold the most data, so its figure is the most reliable of the seven. Kwun Tong, at the other end, prices at roughly 55% below Central for the same desk count, usually in newer buildings. Districts not listed here had too few quotes to publish honestly.

The advertised rate is rarely your first invoice. Before you compare two centres, check for a deposit (around two months), a one-off setup fee, meeting-room overage beyond the included credits, and extras like parking or after-hours air-conditioning.

District is the biggest single driver of the price. Central sits at the top of the market at about HK$6,750 per desk, with Admiralty close behind at HK$5,540. Cross the harbour to Kwun Tong, Kowloon East's second business district, and the same desk runs about HK$3,020. That is roughly 55% less, usually in newer buildings. Even staying on the island, Wan Chai at HK$4,010 and Causeway Bay at HK$4,500 cost around a third less than Central. If the address is not part of your pitch, looking one district out is the fastest way to cut the bill without cutting quality.
