Office space in Sai Ying Pun, Hong Kong

The name means western barracks, and it is literal. The British army landed here on 26 January 1841 and camped on the slope. The street grid from those years is still the layout: First Street, Second Street and Third Street run across the hill, with High Street above them.

It is steep ground. Centre Street is steep enough that the government built an escalator up it, opened in April 2013, climbing from Queen's Road West to High Street. The Old Mental Hospital on High Street survives as the Sai Ying Pun Community Complex, and its facade is a Grade 1 historic building.

The office sits at the eastern edge, in the lanes called Poho. The Hive at Poho is a four storey building at 5 to 13 New Street with its own ground floor terrace, and the lanes around it hold studios, galleries and cafes. Po Hing Fong itself once held a reception centre for Sun Yat-sen's Tongmenghui.

Sai Ying Pun station is on the Island line, 550 metres and about seven minutes from New Street, with the entrance behind Centre Street Market. Central is two stops east and Admiralty is three, with no change of train. HKU is one stop west.

The station opened on 29 March 2015, three months after the rest of the western extension. For the airport, ride to Central and change for Hong Kong station and the Airport Express.

You get a building rather than a floor in a tower. The Hive at Poho has four storeys and a terrace of its own, so the address feels like a studio house rather than a serviced floor.

Central stays two stops away, so a morning meeting there costs you minutes, not a journey. And the University of Hong Kong sits up the hill at the next station west, handy for any work that touches the campus.

Day to day life is at street level. The Poho lanes hold the cafes and small galleries, and lunch is a short walk rather than a food court queue.

It is a hill. The office is 550 metres and about seven minutes up from the station, and the numbered streets are steep enough to need an escalator.

Choice is the other limit. There is one centre in the district, so there is nothing to compare on the doorstep, and at HK$4,690 the entry price sits above Sheung Wan one stop east. Note that Sai Ying Pun is a small market, and its listing also appears on the Kennedy Town page.

Sheung Wan is one stop east. Nine centres, the lowest entry price on the north shore at HK$2,400 for one person, and coworking space from HK$1,688. See it first if price and choice decide it.

The district is being rebuilt a block at a time. On 2 December 2022 the Urban Renewal Authority announced a project on Queen's Road West and Kwai Heung Street covering nine buildings of about sixty years old, roughly 100 households and 20 shops, on a ten year timetable. The Sung Hing Lane playground beside it will be enlarged.

Two stops east, the market has turned. On 6 July 2026 the forecast for Central Grade A rents was raised to a rise of 10% to 15% across 2026, driven by financial firms and IPO activity.
