What the index does and does not tell you
Every figure here is an asking price, the rate an operator opens with, and we negotiate from there. That matters because the asking price and the agreed price are rarely the same number in Hong Kong, and the difference is not published anywhere.
The index is a starting point, not a quote. Two floors in the same tower can sit twenty per cent apart on term, incentives and how much space the operator has standing empty that month. What your team pays depends on the size of the room, how long you commit and when you sign.
The one thing it does tell you reliably is whether the number you have been given is inside the market or outside it. If you have a quote in hand, send it over and we will tell you which.
