North Point has been remade twice by people arriving. Shanghainese families settled here after the war, and by 1950 the district was called Little Shanghai. From the late 1960s Hokkien families from Fujian opened the grocery shops on Chun Yeung Street, and the area has been Little Fujian since. Chun Yeung Street is still a wet market with a tram line through the middle of it, and the stalls fold their awnings as the tram passes.

The offices sit at the western end, where North Point runs into Fortress Hill. AIA Tower is the whole office district: one tower, one operator, seven private offices and a coworking floor. Finished in 1999, it runs 44 floors and 180 metres, looking north over Victoria Harbour and south over Victoria Park. American International Assurance gave the tower its name and works from twelve of its floors.

One thing to be clear about. AIA Tower at 183 Electric Road is 160 metres from Fortress Hill station, not from North Point station. Fortress Hill is one stop west on the Island line, and for most people that is a better walk than the district name suggests.

Fortress Hill station is 160 metres from the door, a two minute walk, on the Island line. Central is five stops west, with no change, and Causeway Bay is three. Quarry Bay is two stops east.

North Point station, one stop east, is the cross-platform interchange between the Island line and the Tseung Kwan O line, so Kowloon East is a single change away. Ferries leave the pier here for Hung Hom, Kowloon City and Kwun Tong, and trams run the length of King's Road.

The tower and the walk do the selling here. A 44 floor building with the harbour on one side and Victoria Park on the other, two minutes from the station, at well under Central money.

Growth is the second benefit. The ladder runs one, two, three, four, eight, twelve and thirty people in the same lift core, so a team can grow from HK$6,400 to HK$98,000 without a second move.

The eastern commute is the third. Staff living on the eastern side of the Island or in Kowloon East get a simple ride, with the Tseung Kwan O line one stop away and ferries to Kwun Tong and Hung Hom. Choice, or the lack of it, is the first trade. One building means no rival quote, so what moves is the agreement itself: the term, the deposit and the meeting room allowance. Decide how long you can commit before you talk numbers, because that is the strongest card you hold.

The second is the gap in the middle of the ladder. There is nothing for six, ten, fifteen or twenty people, and the jump from twelve at HK$46,000 to thirty at HK$98,000 has nothing between it.

Quarry Bay is one stop east of North Point station. Seven buildings and six operators, with a room for four at around HK$15,086 against HK$16,500 here, and one person from HK$3,100. If price or choice decides this, look there first.

Causeway Bay is three stops west. Sixteen centres and far more choice, with a room for four at around HK$13,480 and one person from HK$3,000, in the middle of the shopping district.

Tin Hau is two stops west and opens lowest on this stretch of the line, at around HK$2,497 for one person beside Victoria Park.

Central is five stops west of Fortress Hill, at around HK$23,105 for a room for four. What North Point holds that Quarry Bay's larger rooms do not is a suite for thirty at HK$98,000, below the HK$120,000 to HK$205,000 asked there.

With one centre, there is no district market to report, so here is what the building holds. Seven private offices are priced: one, two, three, four, eight, twelve and thirty people, from HK$6,400 to HK$98,000 a month. A coworking space is HK$3,500 per person.

The district around it is moving. The State Theatre on King's Road, a Grade I historic building, is being restored as an arts venue with 2026 as the target for opening. Market reports put Grade A vacancy across Hong Kong East at 13.0% at the end of July 2026, against 8.0% in Central and 12.8% citywide.
