Office space in Tsim Sha Tsui, Hong Kong

Tsim Sha Tsui is the southern tip of Kowloon, facing Central across a kilometre of water. Salisbury Road runs along the waterfront, Nathan Road carries the shops north from it, and Canton Road is the luxury retail street, with the office addresses above and behind it.

One complex dominates. Harbour City runs up the west side of Canton Road from the Star Ferry pier to China Hong Kong City, with 4.6 million square feet of offices in ten buildings and about 450 shops and 70 restaurants below. The Gateway Sunlife Tower at 15 Canton Road holds Atlaspace and Signature, and Silvercord Tower 2 at 30 Canton Road holds Compass Offices and Sky Business Centre.

Away from Canton Road, K11 Atelier on Salisbury Road is the newer end of the market: 63 storeys over East Tsim Sha Tsui station, with Mizuho Bank and Taipei Fubon Bank among the tenants. Smaller floors sit in Ritz Plaza and 8 Observatory Road, behind the Nathan Road block where the Hong Kong Observatory has stood at 134A since 1883.

Who works here: shipping and trading firms, travel companies, retail head offices with stores on Canton Road, insurers and wealth managers.

Four MTR stations serve the district, more than anywhere else on this site. Tsim Sha Tsui station is on the Tsuen Wan line, one stop under the harbour from Admiralty. East Tsim Sha Tsui is on the Tuen Ma line, joined to the first by a pedestrian subway. Jordan covers the north edge and Austin the west.

K11 Atelier is 230 metres from East Tsim Sha Tsui, Ritz Plaza is 300 from Jordan and Silvercord is 430 from Tsim Sha Tsui. The Harbour City addresses run 600 to 690 metres out. With the Tuen Ma line in the district, this is the easiest part of Kowloon to reach from the New Territories.

The Airport Express runs from Kowloon station, one stop west of Austin with a covered walkway. Austin also sits beside the high speed rail terminus at West Kowloon.

Tsim Sha Tsui suits a business whose visitors arrive from somewhere else. The hotels, the Star Ferry and the high speed rail terminus are all within fifteen minutes, so a client from the mainland or straight off a flight can be in your meeting room the same morning.

It suits one or two people who want a harbour side address and a door that locks, with single rooms from HK$2,992 that Hong Kong Island does not match at all.

It suits a larger team set on Kowloon rather than the Island. Two buildings hold suites for thirty at about 1,765 square feet for HK$171,000 to HK$180,000 a month, near HK$97 a square foot against HK$121 for the same size in Quarry Bay.

And it suits a retail brand with a store on Canton Road, which can run the buying and the marketing three floors above it.

The first trade is the two markets. A page calling Tsim Sha Tsui inexpensive is talking about single rooms, and a page calling it expensive is talking about rooms for four. Compare inside your own size and ignore the district average, including the one on this page.

The second is the walk. Only two of the 11 buildings sit within 300 metres of a station, and four are beyond 600, so the lowest priced rooms come with a ten minute walk attached.

Jordan is one stop north and opens at around HK$3,000 for one person. It trades the tourist streets for the high speed rail terminus.

Tsim Sha Tsui East sits across Chatham Road, a quieter grid of mid rise blocks at around HK$3,100 for one person.

Mong Kok is three stops up Nathan Road and opens at HK$2,623. The crowd there is local shoppers rather than visitors.

West Kowloon opens at HK$7,475 for one person and buys the tower above the high speed rail.

Kwun Tong is the value alternative in Kowloon. A room for four there runs about HK$9,600 against around HK$17,600 here, the widest gap between two districts on this site.

Space here is getting harder to find. Tsim Sha Tsui Grade A vacancy was 6.7% at the end of June 2026, the lowest of the major office districts and down 0.4 of a percentage point in a single month. Rents rose 0.5% in June against 0.1% across Hong Kong, with insurance and wealth management named as the trades taking the space.

The same story showed at The Gateway, where only a limited number of whole floor vacancies remained in the second quarter of 2026 and the harbour view offices were near full. The rate per foot tells the rest of it: about HK$158 at one person, HK$132 at four and HK$97 at thirty, so the district competes at the small and large ends rather than in the middle.
