What we hold in Jordan

What Jordan is like, and who works there

Jordan is about one square kilometre of Yau Tsim Mong, home to 41,248 people at the 2011 census. Tsim Sha Tsui lies to the south, Yau Ma Tei to the north, King's Park to the east and Ferry Point to the west. Nathan Road and Jordan Road cross in the middle, and the buildings run right to the pavement: older flats, hotels, street markets and eateries stacked on top of each other.

Two crowds work here. Around Ferry Point sits one of Hong Kong's largest Indian, Pakistani and Nepalese communities, with the restaurants and food shops that go with it. Along Parkes Street and Woosung Street the trade is food for the night market, and the Australia Dairy Company on Parkes Street has had queues outside for decades.

The offices go up where the streets meet. Stone Rise at 200 Nathan Road runs to 17 storeys of offices over a shop, with a provisional Platinum rating under BEAM Plus, Hong Kong's green building standard. 535 Canton Road puts The V's offices and its Lodge serviced apartments in one building, so a colleague flying in can sleep upstairs from the meeting.

Getting to Jordan

Jordan has two MTR stations of its own. Jordan station is on the Tsuen Wan line, 160 metres and two minutes from Stone Rise by Exit D. Austin station is on the Tuen Ma line, 400 metres and five minutes from 535 Canton Road.

Central is three stops from Jordan with no change, and Tsim Sha Tsui is one. Austin adjoins Hong Kong West Kowloon, the terminus for the high speed trains, and a covered walk through the terminus and the Elements mall reaches Kowloon station and the Airport Express.

Who should rent office space in Jordan

Jordan suits a firm that does business in the mainland every month. Hong Kong West Kowloon station is in the district, it reaches 113 mainland destinations, and you can board without a taxi.

It suits a firm whose people fly in and stay, with serviced apartments above the offices at 535 Canton Road, 400 metres from Austin station.

It suits anyone selling into this part of Kowloon, between the South Asian community at Ferry Point and the night market trade off Parkes Street.

And it suits a small team that wants a Nathan Road address with a door that shuts, at around HK$3,000 a month two minutes from the station.

The honest trade-off in Jordan

Jordan is built at street level rather than in towers. The tall Grade A floors are one stop south in Tsim Sha Tsui, and both centres here sell private rooms only.

The streets are the trade as well. They are busy from morning until late, which is the point if those crowds are your customers and a nuisance if they are not.

What an office costs in Jordan

One person is around HK$3,000 a month at either centre. A room for four is HK$11,580 at 535 Canton Road and HK$12,000 at Stone Rise. Both centres sell private rooms, and one price covers the room as it fills.

Prices shown are asking prices, and every rent is negotiable. Prices checked September 2026.

Jordan compared with its neighbours

Mong Kok is two stops north and opens lower, at HK$2,623 for one person across five centres. Jordan is a hidden district on this site, and its listings also appear under Mong Kok.

Yau Ma Tei is the next block north and opens level with Jordan at around HK$3,000, with its centre inside a working hotel on Nathan Road.

Tsim Sha Tsui is one stop south at HK$2,992, where the rent buys the harbour and the tourists.

West Kowloon opens at HK$7,475, for the tower above the railway terminus. Jordan is the answer when you want the terminus without the tower rent.

Office rents in Jordan: which way they are moving

Jordan's own railway terminus is getting busier. Hong Kong West Kowloon handled more than 16 million passenger trips in the first half of 2026, up more than 10% on the same half of 2025, and it now reaches 113 destinations in the mainland.

The terminus is being fitted out for business travel too. On 30 July 2026, Plaza Premium Group and the MTR opened an 810 square metre business lounge there, in the departure concourse on level B2.
