What Tsim Sha Tsui East is like, and who works there
Tsim Sha Tsui East did not exist before the 1970s. The land east of Chatham Road South was reclaimed from Hung Hom Bay, and what went up on it was planned rather than squeezed in. It was the last district in Hong Kong laid out on a grid before high land prices took over, so the buildings are mid rise and the spaces between them are pedestrian plazas.
The result is a business quarter you can cross on foot. About fifteen office buildings and five hotels share a few blocks, among them New Mandarin Plaza, Chinachem Golden Plaza and the Regal Kowloon Hotel. Offices here sit above shopping podiums rather than in towers, which is why the lift waits are short.
Two museums hold the eastern edge. The Hong Kong Science Museum opened at 2 Science Museum Road on 18 April 1991, and the Hong Kong Museum of History stands beside it.
The office address is Energy Plaza at 92 Granville Road, finished in 1983. Granville Road runs west from its door into Tsim Sha Tsui proper, five minutes away, and east towards the museums and the hotels.

Getting to Tsim Sha Tsui East
Energy Plaza is 680 metres from East Tsim Sha Tsui station, about nine minutes on the flat. The station is on the Tuen Ma line and opened on 24 October 2004.
Subways along Mody Road and Middle Road join it to Tsim Sha Tsui station on the Tsuen Wan line, so two lines serve the same few blocks and Central is three stops away.
Austin is one stop west, beside Hong Kong West Kowloon station and the high speed trains to the mainland. For the airport, the Elements footbridge runs from Austin to Kowloon station and the Airport Express.
Who should rent office space in Tsim Sha Tsui East
Tsim Sha Tsui East suits a firm whose visitors fly in. Five hotels stand in the same grid of streets, so a client can sleep two minutes from the meeting and walk to it.
It suits a firm that needs both railways. The Tuen Ma line runs from East Tsim Sha Tsui and the Tsuen Wan line from Tsim Sha Tsui, joined by subway, so Kowloon, the New Territories and Hong Kong Island are each one ride away.
And it suits a team of four watching the rent. The room is about HK$12,400 a month whether three or four of you use it, and the floors in this district are wide rather than tall, so a team that grows can take a wider floor.
The honest trade-off in Tsim Sha Tsui East
This is a grid of mid rise blocks from the 1970s and 1980s, not a tower cluster, so the address carries less weight than the harbour front five minutes west.
The station walk is nine minutes. It is flat and crosses plazas rather than traffic, and it ends at a station joined to a second line underground, but it is nine minutes all the same.

Tsim Sha Tsui was one of the two office markets in Hong Kong that turned upward first. A release of 10 December 2025 reported Central and Tsim Sha Tsui leading the rebound, with Grade A rents rising 0.5% and 0.2% in the second half of 2025, while decentralised areas such as Hong Kong East and Kowloon East were still correcting.
So the Kowloon side of the harbour is not one market. This grid of streets sits on the rising side of it.
