Kwai Chung
Kwai Chung is a working town inside Tsuen Wan New Town, in the New Territories, and it shares the Kwai Tsing District with Tsing Yi Island. About 287,000 people lived in its 9.93 square kilometres at the turn of the century, and locals still split it into Sheung Kwai Chung above and Ha Kwai Chung below. Kwai Fong, Kwai Hing, Lai King and Tai Wo Hau are all parts of it.
The offices sit over the shops at Kwai Fong. Metroplaza opened in January 1993 at 223 Hing Fong Road, built by Sun Hung Kai Properties, with two 47 floor towers above the mall. Tower 2 reaches 209 metres with its spire, which makes it the 41st tallest building in Hong Kong, and Texwinca Holdings, owner of the Baleno clothing brand, works from its 16th floor. The mall itself was rebuilt between 2014 and November 2017.
Below the town, Hong Kong's commercial cargo has been handled here since it moved from Yau Ma Tei in the 1980s, and the Kwai Tsing Container Terminals are now among the largest port facilities in the world. Kerry Logistics runs its global headquarters from the district.
Metroplaza stands opposite Kwai Fong station, on the Tsuen Wan line. Central is 12 stops away if you stay on that line, but only five if you change at Lai King, one stop south, onto the Tung Chung line. Take the second route.
Tsing Yi is two stops from Kwai Fong by the same change, and it is an Airport Express stop, with the airport 13 minutes further on. That is the quickest run to the airport from any office district in Kowloon or the New Territories.
Everything a working day needs is at the door. The mall, the station, restaurants and services sit under the tower, so lunch and errands never need a taxi.
Flying is unusually easy. Tsing Yi is two stops away with one change, and the Airport Express reaches the terminal from there in 13 minutes, which suits a team that travels often.
Hiring locally works. Tsuen Wan, Tsing Yi and the estates of Kwai Chung and Tai Wo Hau hold a very large population, and the Tsuen Wan line brings them straight to Kwai Fong.
And the address is a real tower. Metroplaza Tower 2 runs to 47 floors and 209 metres, and one person pays HK$4,463 a month in it.
Kwai Chung is in the New Territories, and clients coming from the Island may treat the address as far, even though the Lai King change makes Central five stops away.
Below the mall this is a working port town, so the views and the streets around the tower are industrial ones rather than pretty ones.
One person in a private office pays HK$4,463 a month at Metroplaza Tower 2, and a room for four in the same tower is HK$16,072. This centre sells private rooms.
Four stops east, Lai Chi Kok opens at HK$750 in converted factory buildings. The two are different products: here the money buys a floor in a 47 storey tower over a mall and a station.
Lai Chi Kok is four stops east. One person from HK$750, with three centres across converted factory buildings and a Grade A tower, and coworking from HK$1,750.
Cheung Sha Wan is five stops east. Two centres near two Tsuen Wan line stations, one person around HK$3,500 and rooms for four from HK$6,920.
Mong Kok is eight stops east. Five buildings among the shops, one person from HK$2,623.
Kwai Chung costs the most of the four for one person. What the extra buys is a 47 storey tower over a mall and a station, with the airport two stops away.
The port below is the district's economy, and its volumes are easing. The Kwai Tsing Container Terminals handled about 9.7 million containers in 2025, counted in twenty foot units. That was roughly 74% of everything moving through the port of Hong Kong. The whole port handled about 13.0 million in 2025, down from 13.7 million in 2024. The World Shipping Council ranked Hong Kong the twelfth busiest container port in the world in 2024.
Office rents in the district follow that trade rather than the Central market. With port volumes easing, the towers here have space to offer and tenants face little competition for it.
Kwai Chung does not carry separate pages per product yet. Everything is on this page.
Before you enquire
One person in a private office pays HK$4,463 a month, at Brilliant Business Centre in Metroplaza Tower 2, 223 Hing Fong Road, opposite Kwai Fong station. A room for four in the same tower is HK$16,072 a month. All asking prices, all negotiable.
Kwai Fong, on the Tsuen Wan line. Metroplaza is directly opposite it. Lai King, one stop south, is the interchange with the Tung Chung line.
Five stops if you change at Lai King onto the Tung Chung line. Staying on the Tsuen Wan line takes 12 stops, so make the change.
Change at Lai King for Tsing Yi, two stops in total, then take the Airport Express, which reaches the terminal in 13 minutes.
Lai Chi Kok runs from HK$750 for one person against HK$4,463 here, and it has three centres to Kwai Chung's one. Pick Lai Chi Kok for a converted floor at the lower opening price. Pick Kwai Chung for a tower floor over a station and mall, with the Airport Express two stops away. Four stops apart on one line, so see both in a morning.
