Who Blueprint Are

Blueprint opened in 2014, in Cornwall House at Taikoo Place. It was one of the first coworking spaces in Hong Kong run by a developer rather than by a workspace company. Cornwall House came down in 2017, and Blueprint reopened in Dorset House that April.

It is owned and run by Swire Properties, which built and still owns the whole Taikoo Place estate of ten Grade A towers.

For a tenant, that means your operator and your landlord are the same company. If you outgrow Blueprint, Swire can lease you conventional space across the square.

Where They Are In Hong Kong

One address: 2/F and 3/F of Dorset House, 979 King's Road, Taikoo Place, Quarry Bay. A second Blueprint space sits on 3/F of Two Taikoo Place, a short walk across the estate. It holds the event venues, meeting rooms and an open work lounge.

Dorset House was finished in 1994 and has 34 office floors. Swire grades it A. Floors are column free and run 14,100 to 14,700 square feet each, with 2.53 metres of headroom. The tower comes to about 610,000 square feet. Eight passenger lifts serve it, plus one goods lift, and the basement car park holds 700 cars.

The Refinery, a private members' club with dining, a bar and a gym, is on 4/F. LVMH, Balenciaga, Mars and IMG take space in the tower.

Quarry Bay MTR Exit A is six minutes away on foot, most of it under cover by footbridge.

Taikoo Place gives close to 70,000 square feet to gardens. Lunch options at ground level include Pici under Lincoln House, Frites under Oxford House and Mr and Mrs Fox below the service apartments. Cityplaza, with H&M, Zara and the Food le Parc supermarket, is one MTR stop east at Tai Koo.

What The Spaces Are Like

The centre has a café, a lounge and an outdoor terrace. The fit-out is plush and art directed, with references to the sugar refinery that once stood on the site. The coworking floor is access controlled. Eight fully equipped meeting rooms sit on the same floors, and the community team runs member events every month.

Blueprint is very good at providing:

**Event space, at real scale.** The venues take 8 to 150 guests, with a full floor at Two Taikoo Place given over to them and eight meeting rooms alongside. Launches, training days and client workshops happen in your own building.

**A route into a Swire lease.** Blueprint is the small end of an estate of ten Grade A towers held by one landlord. When you need a floor rather than a room, the conversation is with the same company.

**Introductions to the corporates next door.** Blueprint began as a no strings B2B accelerator, introducing Hong Kong startups to Swire's corporate tenants. That matchmaking still runs.

What Blueprint Costs

A seat in a private office is HK$6,950 a month at Dorset House, and a room for four is HK$25,064 a month. Coworking space is sold here too, at HK$4,950 per person per month.

The minimum term is three months, rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.

Who Blueprint Suits

Blueprint suits small firms that want a designed, sociable office inside a Grade A estate. Quarry Bay is a real commute if your clients all sit in Central.

That covers a wide range. Startups who would rather sit among big companies than among other startups. Overflow teams from the multinationals already at Taikoo Place. And founders who want one seat with a garden outside.

It also suits companies that run events. Very few single site operators in Hong Kong can seat 150 guests, and almost none on a floor of their own.

[Garage Society](/operators/garage-society/) in Sheung Wan has a smaller studio feel. Blueprint suits companies that want the design, the gardens and a landlord who can offer a bigger office without a move.
