Who Hk Works Are

HK Works is independent and privately held, run from the single Wong Chuk Hang floor it occupies.

It sells private rooms for teams of two to five, space for one person on the open floor, and a bookable meeting room. Company formation, accounting and tax, secretarial support and legal advice are sold alongside the room. The members come from the Southside: Wong Chuk Hang, Aberdeen, Ap Lei Chau, Pokfulam, Stanley and Repulse Bay.

For a tenant, that means one supplier. You can incorporate a Hong Kong company, hand over the bookkeeping and rent the room it all happens in.

Where They Are In Hong Kong

Wong Chuk Hang, on the south side of Hong Kong Island, and nowhere else. The centre is Unit 6E on the sixth floor of Derrick Industrial Building, 49 Wong Chuk Hang Road.

The building was completed in 1982 and runs to 23 storeys. Sun Hung Kai built it and still manages it. It is industrial stock rather than an office tower, which is what puts a room for four at HK$5,800 a month. There are six units to a floor, each about 1,800 sq ft. One passenger lift serves the tower and four cargo lifts serve the units, so goods go up without holding the lobby. The floor takes seven kilopascals of loading, and the air conditioning is switched unit by unit. At street level there is a loading bay and no car park.

Wong Chuk Hang station Exit B is three minutes away on foot. Admiralty is two stops and about ten minutes on the South Island line, which opened in December 2016.

Exit B also opens into THE SOUTHSIDE, a four storey mall with more than 35 restaurants and an Emperor Cinemas. More than twenty art galleries have taken converted industrial floors in the streets around. Ovolo Southside, a 1970s warehouse turned into a 162 room hotel, is along the same road at number 64.

What The Spaces Are Like

The floor is a furnished 1,900 sq ft unit that holds 23 people at most, so it is small and quiet by design. The rooms are enclosed cabins with doors rather than screens on an open bench, and each private office has its own air conditioning switch. There is a stocked pantry with a fridge and a microwave, a printer, copier and scanner, and a meeting room you book when you need it.

Every membership includes 24 hour secure access, high speed wifi and cable, daily cleaning of the shared areas, unlimited tea, coffee and water, and the utilities.

HK Works is very good at providing:

**A room your dog can sit in.** Small pets are allowed, on the condition that they stay inside your own office and you keep it clean. Almost no Hong Kong operator puts that in writing.

**A company built while you move in.** Registration, accounting, tax filing, secretarial work and legal advice are sold by the people renting you the room. A founder arriving from overseas signs once instead of five times.

What Hk Works Costs

A seat in a private office is HK$1,450 a month at Derrick Industrial Building. In Wong Chuk Hang that buys an enclosed room with a door, its own air conditioning and a three minute walk to the MTR. A room for four is HK$5,800 a month at the same address.

Space for one person on the open floor is HK$1,200 a month, with the same 24 hour access and the same pantry.

The meeting room comes with the membership rather than being charged by the hour.

Contracts run from three months rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.

Who Hk Works Suits

HK Works suits small businesses that want a private room at a Southside rent.

That covers a lot of people. Freelancers, one person consultancies, online sellers, small studios, trades, and teams of two to five who want a door that shuts. They want privacy and a short commute more than a Central address.

It also suits people who live south of the harbour, anyone setting up a Hong Kong company as they take the room, and anyone bringing a dog to work.
