Who Signature Are
Signature is the premium tier of International Workplace Group, a London listed company that runs flexible offices in more than 120 countries. The group's other brands work the middle of the market. Signature is the top of it.
The three Hong Kong centres arrived in under a year. Hysan Place opened in August 2020, The Gateway in December 2020 and The Quayside in May 2021. Each one is a large floor that had already been fitted out to a high standard when IWG took it on.
For a tenant, that means a premium interior that is already finished. You are not paying for a build, and you are not waiting months for one.
Where They Are In Hong Kong
Three buildings in three districts: Causeway Bay, Tsim Sha Tsui and Kwun Tong.
In Causeway Bay, Signature has the 31st and 32nd floors of Hysan Place, 500 Hennessy Road. Hysan Place is a tower of 40 storeys, with fifteen levels of offices above seventeen floors of shops. It was the first building in Hong Kong to be precertified LEED Platinum, the top international green building rating. It connects straight into Causeway Bay station, so the walk is a minute and it is under cover. The centre runs to about 28,600 square feet of private offices, plus a business club of 3,400 square feet over two levels.
In Tsim Sha Tsui, the centre has the 29th and 30th floors of Sun Life Tower, Tower 5 of The Gateway at 15 Canton Road. That is a Grade A tower of 30 storeys above the Harbour City mall, a short walk from the Star Ferry. The two floors hold over 50,000 square feet. Tsim Sha Tsui station is eight minutes away.
In Kwun Tong, The Quayside is a Grade A tower of 23 storeys at 77 Hoi Bun Road, on the water. Link REIT and Nan Fung built it above a retail podium of three floors. It holds Platinum ratings under both LEED and BEAM Plus, the two green building standards used here. The Signature centre is 50,000 square feet looking over Kowloon Bay, nine minutes on foot from Ngau Tau Kok station.
What The Spaces Are Like
Each centre has a staffed reception, a lounge and a long run of glass. All three centres sit high in their buildings, so all three have long harbour views. Hysan Place has floor to ceiling windows and ceilings of 3.1 metres, which is taller than a normal office floor.
Every centre has private offices, coworking space, meeting rooms and a business club. Furniture, utilities, cleaning, wifi and IT support, and the staffed front of house are in the rent, with meeting room credits on some plans. Members can also use IWG locations in more than 120 countries, booked from the app.
Signature is very good at three things:
**A premium fit-out that is already built.** Each of the three centres took on floors that had been finished to a high standard before IWG arrived. You move into a premium interior in a strong building, with no construction to pay for and no programme to wait out.
**Room for a whole team on one floor.** The Gateway holds over 50,000 square feet and The Quayside 50,000, with about 28,600 square feet of private offices at Hysan Place. Rooms run from one person to sixty, and bigger requirements are built to order. A team that grows stays in the building and takes the room next door.
**A large business club with harbour views.** Hysan Place gives 3,400 square feet of club over two levels, with 180 degree views across the harbour. It is where members take a visitor when the meeting is informal.

Who Signature Suits
Signature suits a business that wants a finished premium office in a landmark building. With three centres, the district is the real decision.
That is a broad group of people. International firms opening in Hong Kong, senior teams of established companies, professional practices, and growing companies of ten to sixty. They would rather have one good floor than four small rooms. A single person can take space just as easily.
