Lee Garden One is the 240 metre triangular tower at 33 Hysan Avenue, the tallest building in Causeway Bay. Hysan Development opened it in April 1997 to a DLN Architects design, and it carries 39 office floors over a seven storey shopping centre. A whole floor runs 14,661 to 16,793 sq ft lettable at about 88% usable, with 2.50 metres of clear headroom. Twenty two passenger lifts and 200 car parking spaces serve the building, and Hysan's tenants here work in insurance, consulting, banking, finance and high end retail.
Causeway Bay station is 180 metres away, two minutes on foot. Exit F2 comes up inside Hysan Place and Hysan Avenue takes you to the door. The Island line reaches Wan Chai in one stop and Central in three. A footbridge joins the building to Lee Garden Two at podium level.
WeWork holds the 46th floor, near the top of the tower. Rooms come furnished, from one person to more than twenty, on a three month minimum. A room for one is HK$4,450 a month. A room for four is 118 sq ft and HK$17,800, and a room for ten is 345 sq ft and HK$44,500. The largest suites run to 1,130 sq ft. A seat on the coworking floor is HK$6,800.
The passenger lifts keep the morning wait short, even from the top floors. Hysan has gazetted covered footbridges across the estate, due from 2026. The office lobby sits behind the shopping podium, so a first time visitor should allow an extra minute to find the way up.
