The Center Space is newly opened and landlord owned. It sits in the prime business district of Central, on 99 Queen’s Road Central at The Center. It takes up the whole 76th floor, with views over Victoria Harbour. It suits executives who want to impress.

The previous tenant, Victory Offices, an Australian coworking operator, left in December 2020, just over a year after its launch. The landlord was left with 25,000 square feet earning no revenue. So it took over and opened its own serviced office. The space is backed by Shimao International, a renowned Hong Kong landlord and developer.

It is still too early to tell what membership is like. But the amenities look promising: full access to 8,000 square feet of common area, high-quality executive furniture (with an option to upgrade to a height-adjustable table at extra charge), some of the best telecoms and internet lines money can buy, and an in-house barista.

The layout allows 120 sq ft per person, triple the industry standard. The extra space is welcome, because Hong Kong is known for cramped conditions. With bright lighting on the 76th floor, you can roam without feeling closed in.

Another landlord-owned serviced office is opening in Edinburgh Tower. Hongkong Land, a major developer of premium commercial and residential properties, is entering the flexible office market with Centricity Flex. It may signal a shift in workspace culture. Centricity Flex takes up the whole 17th and 18th floors of Edinburgh Tower at 15 Queen’s Road Central. The developer aims to raise the standard tenants expect from a serviced office, with a wide range of luxury facilities and services.

Every client gets a Herman Miller standing desk, a Haworth ergonomic chair and an internal pantry in each private office. The high-end in-house canteen serves fresh, healthy meals daily. The stylish, colourful furniture in the common areas adds real comfort. It will impress visitors, whether clients or potential hires coming in for an interview.

The layout of each private office, and of the whole business centre, is highly efficient. Every square foot is used, with no wasted space. Tenants know their rent is working hard for them.

The lavish entrance and reception suggest a very expensive office. But Bela Offices is surprisingly cost-efficient next to other luxury serviced office providers. The attractive pricing, plus a professional and experienced team, will keep its leasing team busy.

High-speed corporate communication lines, strong office management and chic common areas and private offices are real strengths. They may be enough to sway the most demanding customers.

The space has not opened yet, so only time will tell what being a tenant is like. But with a great location in the heart of Sheung Wan, this new provider is a respectable new contender in the industry.

We have all heard of WeWork and its notorious 2019 scandal under then CEO Adam Neumann. The poor handling by WeWork’s leadership left a bad taste, not just for WeWork but for coworking spaces and serviced offices in general.

Despite all this, WeWork sold a $200 million stake in its China division to Trustbridge Partners, a Shanghai venture capital firm. WeWork China is now fully independent. Led by Michael Jiang, a former Meituan Dianping executive, it is working to rebuild the brand’s reputation, at least in China.
